Very enjoyable stay. Would stay again in the future.
Pros:

Location was very secluded, with the grounds being nice to explore including the menagerie of animals (Emus, Peacocks, ducks, etc). Our room overlooked beautiful gardens and open countryside. Staff inc. owner were very friendly and helpful. Very conveniently placed for visiting Ilfracombe, Moretehoe and Woolocombe. Evening meals were taken in local establishments (pubs and the Depot).

Cons:

Access to the property down Trimstone Lane is exceedingly narrow - take care!

Great fun. Best staff ever.
Pros:

Wonderful welcome. Fabulous staff. Very clean room. Well decorated.
Lovely garden with birds and really fun place. Felt really welcome.

Cons:

Would have liked better hospitality tray for the price paid. Normally you get a variety of teas, hot chocolate and some biscuits .Very difficult road to get to the property.
Was nice as a holiday place but I think it needs doing up some more compared to other places stayed.

Do not stay here, you have been warned.
Pros:

The room was ok apart from snail on inside of window frame. Peeling paint on the outside of the window in the bedroom. The bathroom was horrid, old fashioned, cracked wall paper, rusty bath .
Having had to stay in the next village in a newly refurbish pub with four lovely bedrooms and smart modern shower rooms, lovely breakfast and evening meals for £120 per room per night including breakfast we feel were were completely ripped off.
Booking.com state 'no refunds for booking' however as we paid on a credit card we shall see what transpires.

Cons:

It states it is a hotel, however it was not made plain on the Booking.com website. we were informed that the restaurant wasn't open in an evening and they stated they only did afternoon teas. The lounge and bar area was dark, the window was into the reception area . It is not a hotel it is ROOM ONLY. We were misled.

We left after sleeping one night at 8:30am we couldn't get out fast enough. We had paid for two nights ... The locals call it "GRIMSTONE MANOR" it was certainly GRIM....the bar was shut with grills over the counter.
ONLY one other room was occupied . This was the second worst hotel we have stayed in on Booking.com . The other hotel has just had a refurbishment. This one needs one as well.
I shall never book and pay before inspecting the room and speaking to the hotel direct about food etc...

Found the whole experience to be SHABBY,POORLY MANAGED with health & safety and hygiene issues.
Pros:

The surroundings and the ambience of the building were superb. We particularly likes the wild fowel enclosure and gardens.

Cons:

The overall management of the hotel was clearly lacking. The rooms were shabby and our room was damp and mouldy . There was an evedent lack of staff resulting in poor maintainance and cleaning of all areas of the Manor.

Very enjoyable and pleasently surprised at the quirkiness but comfortable hotel.
Pros:

really quirky place , an old farm house in the middle of nowhere but within 5 minutes drive of Woolacombe. beautiful garden and grounds. the pool games room and bird sanctuary with emus and peacocks were really good on site facilities. Traditional devon farm house style decor but very clean and extremely comfy bed. The stay exceeded our expectations and we were really glad we went for this hotel.

Cons:

the decorating and bathroom could do with a slight refresh but it really wasn’t a major issue.

Could have been better
Pros:

The onsite animals, views and breakfast room. Decor of rooms was also lovely despite the level of cleanliness.

Cons:

Most rooms had cobwebs and spiders including bathrooms and housekeeping missed cleaning several rooms of people in our group for the next day. Housekeeping needs to improve drastically.
