Pros:

Carina la zona comune e il terrazzino al piano primo

Cons:

Difficile da trovare, quartiere un po periferico. Odore di scarico nel bagno. Host quasi assente. Climatizzatore funzionante a momenti. Non molto comodo per raggiungere a piedi il centro ( old town)

The hotel is in a quiet area and walkable distance to the bus stop and markets. The staff were absolutely wonderful and accommodating. Good breakfast. Fast WiFi.

Nice stay in Tbilisi
Pros:

Big and light room, we enjoyed interior. Owner is friendly and very kind person who was in touch with us before our arrival to assist the process. AC is quiet, bed is comfortable, shower place is roomy and clean. Hotel is on a nice little street, 15 minutes walk to good restaurants and attractions.

Cons:

Sometimes you may feel light smell of water from bathroom if you don’t close a door fully for a day or night.

Amazing, definitely I recommend
Pros:

Simply everything.
Location is ideal, in a calm residency but close to old city and many touristic interest points, restaurants and markets.
Room is very clean, and well maintained. Comfortable bed.
Most amazing was the owner who was present to assist and reply to any request. He briefed me the history of Tbilisi at my arrival, and give advice about visiting the city. He managed also the transport from and to the airport.

Nice but hard to find. Needs a sign.
Pros:

It seems to be a new place so it is very clean and the bed was comfortable. The rate for the room is very good. The AC in the room is very good.

Cons:

1) There is no posting outside the apartment so we didn't know if we were in the right place. My map showed the location in a different area on the street. Make sure to walk to the orange building with #11 on it. It's a bit confusing. They need a sign. Make sure you have access to internet to contact them when you arrive, or can call them to open the door. We rang the bell but no one came.
2) The lady that eventually opened the door didn't speak English so it was hard to communicate. Luckily she called a man that could talk to us and explain things.
3) The room needs to be fixed as anyone can enter the room from the balcony. There are two doors to the balcony both of which don't lock so anyone can get into your room.

Pros:

Good location, clean and bright rooms. Everything is ready. Breakfast time was from 9:00, and we were thanksful that it was prepared a little earlier according to our schedule.

Cons:

The location was different from what I searched for on Google Maps, so I got lost a lot on the road. I searched for a hotel near the location on Booking.com and found it with difficulty. The hotel name was not written on the exterior of the building, so I found it by looking at the photo of the building posted on the site. I found the building late at night, but the door was locked. I rang the bells on both sides, but there was no response. I finally called and the hotel staff opened the door.

A good place for short stay (but IMHO not for business trip)
Pros:

Good traditional breakfast. Quiet and spacious room. Comfortable bed. Effective WiFi.

Cons:

Popular (but safe) surroundings. Non-shading curtains. Credit card not accepted. View from the room window rather limited (the roof in front). Breakfast ordinarily served only after 9 a.m. Room not redone for the entire 5-day stay.
