Disappointing
Pros:

Breakfast was ok.

Cons:

We had a guests for the evening meal and that why we book room in this hotel. Even so it was mentioned on the website that there is a restaurant at the hotel it was not open and the was no information about it being closed.

Superb
Pros:

Beautiful restored property... could compete with any European manor house although in this case it was an old millhouse.

Cons:

The road leading to the property was under construction so it made access to the property unpleasant... in a few months that will certainly no longer be an issue. In fact, the main street in Bolnisi was also being fixed so by next spring the town will be a much nicer place to visit.

Overpriced
Pros:

The building is beautiful and the rooms are reasonably comfortable but way overpriced for what it is.

Cons:

There are limited options in Bolnisi and my understanding is the owner is trying to sell the hotel for far more than what it is worth. I am pretty sure I was the only guest the night I stayed. My suggestion is stay at a guest house, this place is overpriced and should be about half the current cost. The breakfast was simple but not great. There didn't seem to be a lock on the door, so any staff with access to a key could enter. A shame, because the building and location are nice but they need to better price the hotel to attract more people.

Breakfast starts at 9 AM. The staff doesn't speak English.

I commend the owner for his selfless, meticulous renovation of a piece of history.
Pros:

We liked the quality renovation and the very high standard of every single piece of hardware. We appreciated the caring staff and the quality of the food and their own label wine.

Cons:

The bed coverings did not suit the warm weather at all.
