Small, dated and cold
Pros:

Good location
Pleasant host

Cons:

Rooms were small especially the quadruple family room, top floor with a sloped ceiling not good if your over 5 ft
We had 3 rooms for a group of 7 decor is dated and not cleanest of hotels.
Shower in room 1 'deluxe double' was also small, the shower was running cold and the window handle was not working so cold over night as unable to close the window

Please note that this hotel is not disabled friendly pets are allowed but at a cost of £10.

Top quality British stay
Pros:

Reviews aren’t a true reflection of the property. To be clear - yes John and his wife have a dog and yes all Blackpool properties are old. They are the only things I can agree upon.

For price, for customer service, location and for cleanliness John and his wife’s small hotel gives you everything you need.

Me and my 2 kids had the quadruple room on top floor (there’s no lift for those who struggle to walk). John was friendly and knowledgeable and the check in was done with ease. John showed us to our room and made us aware to keep windows closed when not in due to pigeons and seagulls perching themselves on the roof nearby.
The room was clean and tidy. The beds spotless and comfy. The tea and coffee top notch. We had a lovely nights sleep which was surprising with the Manchester pub being only 2 doors down. The small shower and toilet were also very clean. This is on the sea front so from a location point of view, it’s dead central.

Please do not be put off by the silly reviews. They are clearly from people who don’t understand top notch British hospitality.

Cons:

That I couldn’t stop longer :)

Outstanding host!
Pros:

John was an exceptional host. He really went above and beyond. Can't recommend this hotel enough. Value for money, clean and comfortable and great location!

Cons:

Booking.com were not the best. There was not enough information on booking.com although the hotel themselves were very transparent. There are limited parking spaces and these need to be booked in advance. However, booking.com didn't make that clear. Their customer service was horrendous, and they had no idea what they were talking about. Despite this john the owner of the hotel was so accommodating, he couldn't do enough. In future I will be booking direct with him and encourage others to do the same!\,
