Pros:

Pretty clean and cozy hotel at the center of HCM City/ Saigon. The staff was very kind and helpful.
It's location is perfect. Located in the edge of the city center, near Saigon river, it's easy to access to the center but also provides other route options to avoid traffic jam in rush hours. Few steps away from 24/7 convenient store GS25.
Hotel has decent sound proof windows & doors. Hard to say it has large room, but the room was big enough for my needs.
Motorbike & scooter rental is available and also has a small garage for parking.
Water pressure is great.
The closet is pretty big, it would be perfect if it has more clothes hangers.
They have a small coffee counter made by the bellman himself, it cost me less than 1$ but the quality is pretty good. Cannot say it's the best, but for the price it's worth a try.

Cons:

There's still some dust in the closet corner & top shelf. I hope next time the house keeper will clean it thoroughly. Not a big problem to me. However it will definitely necessary for someone else.
I hope they will upgrade to smart TV in the near future, or maybe add a Android TV Box/ Google TV box.

It sucked.
Cons:

Lacking in hospitality. A/C wasn’t working, had a sun-facing high floor room on a 93*F day. Staff tried to convince me that it did work. I booked a standard queen room, got tiny room with a double bed crammed into it. They wouldn’t change my room, give a refund or offer a fan.
I ended up going to another hotel.

Nice place but some beds need upgrade
Pros:

The first room I had was ok but the bed was uncomfortable so I asked for an upgrade and thankfully they were able to accommodate. If it wasn't for the caring and attentive staff I would not rate as high as I did as the basic room I originally had needs a mattress upgrade. If not for that this hotel would be perfect

Cons:

The mattress in the original basic room on 2nd floor was worn out and needs an upgrade but after upgrading and paying more I got a nice bed. Hopefully they fix or replace the beds in basic room
