Very Good and Comfortable Boutique Hotel for short stays and to use as a base to explore Modena
Pros:

I liked everything about this hotel. I have to say I was very skeptical about booking this hotel based on the reviews, I initially booked it because I needed a place to stay for one night, a place that was close to the train and that was low cost. However, I was pleasantly surprise, this hotel was amazing. It's a 5 mins walk from the Modena train station, my room which was located on the 3rd floor was big and very spacious, very clean, simple decor but very beautiful, the bed was perfect for two people and we slept well. Our room window opened up to the main street but when closed you can not hear any noise. The bathroom was big enough and very clean with towel service and soap. We chose to walk up to the 3rd floor instead of taking the elevator and the stairs and hallway was very clean. Yes there is no front desk at night which is typical for small boutique hotels, but you are giving and access code to get in the hotel and if you call the owner she's pleasant and is readily available to help you. Yes the area my seem sketchy but I found it quite safe walking at 11 PM at night with a 11 year old child. It's 3-5 mins walk to the Enzo Ferrari museum and 10-15 mins walk to the city center. Upon check out I was able to leave my bad in the small area and sat in the small garden area for a few mins. Most of all, the owner Clara is very hospitable and easy to talk to. Although check-in was at 6:00PM she allowed was to check in early without a hassle. I will definitely we staying here again.

Cons:

This is more of a suggestion than a dislike. Since there aren't may cafe/restaurant open in the night or early morning, I would have like a coffee/tea station in the room or lobby area. Apart from that I didn't experience any negative on this stay.

La signora al cheking molto disponibile.
Le abbiamo chiesto anche dove andare a cena , e ci ha mandato in un posto dove si mangiava bene.
Camera pulita e rinnovata.

Cons:

Una delle cose che non mi é piaciuto, é stato il fatto che non c'era un ascensore. Questo dovrebbe essere specificato nei dettagli del hotel.
Io ero con mia mamma di 84 anni ed ero al 2° piano, comunqie non ci sarebbe differenza se eravamo al 1°. Perche per una donna della sua etá fare le scale é un problema.
Oltre al fatto che avevamo anche i bagagli.
La signora ci ha fatto usare il montacarichi per salire al nostro piano, peccato che poi non lo potevamo usare più.
Quindi quando siamo uscite per cena, per scendere e risalire mia mamma ha dovuto fare le scale. Stessa cosa stamattina quando siamo andate via. Ho dovuto scendere io per prima con le valige e poi risalire per assistere mia mamma per scendere.
Sicuramente se avesse saputo che non c'era ascensore, non avremmo prenotato.

Poi consiglio:
Oltre a specificare la mancanza di ascensore nei servizi del hotel:
- Mettere un porta rotolo di carta igenica. Appoggiarlo sul bidet, non è che sia il massimo.
- Mettere un qualcosa per appoggiare lo shampoo, sapone, ecc dentro la doccia. Perche dovere appoggiare il tutto per terra non va bene è scomodo.
- Mettere una luce non forte o una lampada sul comodino. Non è possibile che se uno si alza di notte per andare in bagno possa solo accendere la luce principale, quindi luce forte che sveglia chi sta dormendo di fianco.
- Mettere dei bicchieri, anche se monouso, almeno in bagno.
- Poi c'è specificato mini bar a pagamento. Scriviamo meglio mini frigo vuoto. Neanche una bottiglietta d'acqua nel mini frigo.
Non avrei avuto problema a pagarla.

Purtroppo questo hotel non rientra nei servizi minimi per essere considerato un 3 stelle, come scritto su booking.com
E non c'entra quanto uno paga per la camera. Questo non è un albergo 3 stelle.
Cambierei su booking la descrizione.

Se fanno caso a piccoli dettagli sicuramente sarebbe meglio. Non ci vuole tanto.
