is not justified. It‘s due to previous owners and therefore old reviews. The new leadership is incredibly sweet and each single staff member of the hotel does their very best to give you a great experience.

The hotel does need TLC, like redo of painting, new towels etc. A lot looks kinda selfmade. But everything works, it has everything you need and you can tell that everything once was very nice. They just need better business in order to work on the hotel step by step.

We had booked the deluxe room with sea view (which we got to see and was genuinely nice!), but they offered us an upgrade to the superior room with sea view, which was even nicer! (the view is the same on both, but superior rooms are on the highest floor). We had initially only booked three nights, but then extended TWICE because we enjoyed the room, staff and location so much.

The view from the balcony is one in a million. Been to many hotels at a lot of price ranges, but never had one so close to the sea. The location of the hotel itself is perfect. Two minute walk to turtle beach. At the end part of Mirissa beach, meaning you don‘t hear the noise of the parties at night. But also only a 1 minute walk to the main part of the beach, 2 minutes to the next cafe/restaurant and 5 minutes to the clubs/bars. You can hear the waves crashing all day and night (which we love).

Great location and amazing view from our room. Staff couldn’t do enough for us. Sun beds on the beach was a bonus and can swim with sea turtles just up the beach a little

Very helpful at reception

The staff was very courteous and helpful. the excellent thing about the property is that it is just on the beach with excellent view all around. The parrot rock was just 1 minute walk from the hotel

The location is amazing. Right on the beach, with beach chairs free to use for hotel guests. We were able to walk the whole beach area. We loved sitting on our balcony overlooking Parrot Rock. We also loved that the toilet faced the view. The room was very spacious for 4 adults and even had a little kitchen area. They even provided our own wifi router for the room.

This is one of the best reasonably priced hotels we’ve had in Sri Lanka. We came to Mirissa and was booked in another hotel further up the beach but it was terrible so we walked down the beach and found this hotel . Now we read the reviews and they were quite mixed. But we walked in and talked to the young lad kavinduu on the reception and he couldn’t be more helpful . He showed me what rooms were on offer and when I told him I had read some not so good reviews from 2023/4 he told me it was under new management and they were trying their best to make things better , and so they have . Everyone of the many staff from kavinduu on reception to the restaurant staff and the sunbed guys are so so friendly and smiley .
Our room 501 has the most fantastic view and balcony . The very large bed is comfy the beddings clean , we have tv , kettle fridge, reading lights at side of bed and lots of English sockets . The shower doesn’t wet the whole bathroom like most and the water is always lovely and hot . There’s decent curtains at the patio to keep out the sun and the Aircon works excellent . I know I sound like I’m getting paid for this review but out of the dozens of hotels we stayed in over the last couple months this has clearly been one of the best . We paid 21000 slr per night about £50 . We’re straight out on the beautiful soft beach with free sunbeds .
We are 2 mins away from the lively bars in the beach but this is on the quiet part of the beach .

The menu here is massive It covers any type of food . The American breakfast was a bit of a let down but my chicken teriyaki was nice

Unbeatable views from the balcony room. Staff were super attentive and very helpful, especially Kavindu! Room was big and had lot of natural light. 10/10 would recommend. Coming back here for the 6th time soon!

I don't know how I feel about this stay. The view from the balcony is phenomenal. View and location are really the only reason to stay here. Although I read reviews about cleanliness, I would agree...it can be highly improved and if you want this view, sacrifice the comfort. It is sad about that state of the building, unfinished and poor quality build with fixtures broken, wallpaper peeling, and rusting materials etc. Huge potential in this hotel. There was a lift that appeared to be working but we did not use it. The hotel seems to focus more on their restaurant right on the beach front. We did not eat there. I would not say the price is worth it, you are paying for the view from the room and location. Note: there is NO pool, I was mislead by old photographs I found online of the property. Overall, it met my expectations because of what I had read of the reviews.

1- Location is amazing! straight on the beach
2- Stuff very friendly and always helpful regarding any issues we had
3- My partner didnt feel well and they always allow us to eat restaurant food at the hotel room
5- For 12k per night we got A/C, modern room, amazing view on the beach
6- Food in restaurant was very delicious
7- We felt there like at home because of the stuff
8- If you are foreigner and used to expensive 5 star hotels you are going to find some stuff due to humidity wall stickers not sticking or walls little bit cracked. Location/humidity is making it harder for the hotel be 100 out of 100. But if you are logical with the money per night and location and A/C this is the best hotel on the beach in Mirisa.
