Very good location, a few minutes walk to the Ban Gioc waterfall and about 30 min to the Ngườm Ngao cave, a large room with a beautiful view and a comfortable bed
The staff did not speak English; at check-in, a phone call to someone who could translate was required. Watch out for the elevator—we had the dubious pleasure of getting stuck between floors and, unfortunately, had to evacuate while the shaft was open.

My name wasn't on the check-in list. This made me nervous because the hotel was full, and I didn't want to look for other options. They eventually checked us in, but they wanted to charge us more than we had booked. I showed my booking confirmation and paid the amount listed on the website.
The Wi-Fi in the room was poor. It was impossible to work on the laptop.

room is clean but no water refill, window view is amazing but outside can see you
2km from the waterfall, you can either walk there or ask a local to ride you there for about 50k :)
on the way back to city you can wait in the street for the bus, remember to wave to them so they stop, price was 85k
few restaurants nearby and all seemed pricy
The owners are great and they were very helpful only thing is to make sure you have Google Translate as they don't speak English and you can't blame them after all your in their country so if you don't speak Vietnamese you should have a translator app. Waterfalls are confidently located right down the road. There is no restaurant but several options within walking distance. Highly recommend if you're planning on visiting the falls. Enjoyed it so much I extended my stay an extra day. Local morning street market also within walking distance as well offering a wide range of options for locally grown produce to clothing. There are no grocery stores, but there's a few local stores offering limited options. Plan ahead if you want anything special. Would stay again, very clean and very modern. Also, a great view of China from your windows. And for 30,000 dong, they even power washed off my motorcycle.

Teenage gentleman who helped with check in and dinner was able to speak English well, some of the best i have experienced in vietnam. Location was great, right next to waterfall and short drive to the cave.
Mattress was too hard.
