Pros:

Very good location, 15mins from train station.
. Supermarkets, travel agents, restaurants, karaoke bus etc., within walking distance.
The place is run by a lovely family who were all very sweet and helpful throughout our stay.
We gave laundry and got it back in half a day, all dry and beautifully folded :)

We stayed in a budget room so it was as comfortable as it can get. Room was clean, beds were comfortable. Spacious bathroom and powerful water pressure. Ac was working great.
Absolutely no complaints.

If you're in ninh binh and want easy access to these things but want to stay close to the countryside, where all the beautiful mountains, caves and rivers are situated, I highly recommend this place.

Dishonest and low quality.

Many things, first of all the facilities are lacking. We had no running water on two occasions. They also have a dog that barks at night. We paid for the owners to do a laundry and they ruined many items of clothing and folded them in a way that we would not notice until we had moved on. We found this to be a shame that they would try to be deceptive and dishonest. They then proceeded to ignore us. In summary I would avoid this homestay.

Great quality for value, would stay here again
Pros:

It was central so close to restaurants and the Tam Coc cruise (walking distance). Bike rentals were very cheap with decent quality (30k), laundry was also good price (30k/kg). The couple was very nice. The room was big and clean. There was decent breakfast included and water was free. There was also hot water.

Cons:

There was no heating, we could hear all the noise from the main street. The comforters smell bad even though it looks clean.

Pros:

Very nice room and friendly family. Very close to downtown.

Cons:

Water was dripping onto one of the beds. I hope they will get this fixed for the next guests.
