In conclusion it was a nice experince but they really have to upgrade the services
Pros:

The break fast was ok as I took it only once, the location is the reason I went there as it is close to Orte Scalo, where I used to stay before.

Cons:

The standard was low as the room was not clean as expected with curb webs in the room, the room had unpleasant room odour, the AC was not cooling, had to bring in fan, that was not a good experience.

Sadly, it's wasn't a good experience
Pros:

The staff were very friendly and helpful.

Cons:

The hotel was empty and was clearly not ready to receive guests. We were told after check-in (whilst eating in their restaurant - very nice food) there was no hot water. We were offered a small reduction to compensate, but a cold shower wasn't very appealing.

Very good
Pros:

Francesca is very nice person, kind and willing. Even she had day off, she came and accommodated us :-) and she loves pets. We had all the hotel only for us, it was big advantage because of the calmness as there was.
