Great location if you bring earplugs and don't mind steep stairs. Run down, but engaged new owner.
Pros:

Willem, my contact person, was wonderful. He responded immediately and went out of his way to accommodate me with a new room, when the first room wasn't up to standard.
The location is in walking distance from the train station, in the old city center.
The building is historic in traditional Dutch style.

Cons:

I travelled with a heavy suitcase that I had to haul up two flights of steep stairs. Yes, this is "typical Dutch style", but if you travel with heavy luggage, think twice: there is not reception to help you on location.
The breakfast place downstairs is lovely, but only started to open at 8 am (not good for business travellers who have to be at work at 8 am). There are no other cafes around that open before 8 am.
Why I give Hotel Sutor a low rating are the thin walls: I heard literally everything of my neighbour, from the zipper of his coat, to the football match he watched, to every cough and snore later.
The whole place is historic, but a bit run down and shabby. My understanding is that the new owner is planning to improve this.

Prima hotel in centrum
Pros:

Midden in de centrum van Breda. Goed ontbijt en vriendelijke gastheer. Kamer prima ingericht en van alle gemakken voorzien.

Cons:

Stijle trappen kunnen wat lastig zijn met een drankje op. Inchecken en deur openen met je mobiel. Voor mij geen probleem maar als je batterij leeg is wel een probleem.

Prima adres voor Overnachting in Breda. Alles goed geregeld via app om on hotel en in hotelkamer te komen.

De locatie is supercentraal! En dichtbij parkeergarage. In en uitchecken ook heel makkelijk

Cons:

We hadden kamer 101 met uitzicht op plein. We hadden gelezen dat er overlast vanuit de stad zou zijn maar dachten dat dit doordeweeks wel te doen zou zijn. Dit viel wel echt tegen, wat een geschreeuw en gedoe voor de deur, urenlang. Kan het hotel niks aan doen, maar een evt volg keer zou ik een andere kamer kiezen.

Pros:

Centrale ligging, zeer schoon, prachtige moderne badkamer

Cons:

Beetje onhandig dat de koelkast, de bureaulamp, koffieapparaat en waterkoker met z’n vieren twee lage moeilijk bereikbare stopcontacten moesten delen.

En hou in het weekeind rekening met straatgeluiden van uitgangscentra . Oordopjes aanbevolen.
