Couldn’t find the place even after an hour of searching
Pros:

I couldn’t find it i roamed the area for an hour by car and still i couldn’t, i called and they sent me the same location which takes you to a gate with no entry signs and an empty building , in the end i just booked elsewhere

Excelente!
Pros:

La habitación nos encantó, su tamaño y la disposición una maravilla.

Pretty room in good location. Good value for money
Pros:

The room was lovely in the centre of Nizwa, near the fort and the goat market. There is a nice terrace on the roof where you can bbq if you want.

Cons:

The separate private bathroom is basically a toilet with a shower above it! It’s ok for 1 night.

Authentic small house in old city
Pros:

In the heart of the old city, very authentic with only 3 rooms and shared bathroom. No luxury to be expected but confortable and charming. Very friendly and helpful host.

Cons:

Constrained by being in old city, parking is a big challenge. Fortunately the host has a private car park which he helps you to find in this maze… remains a driving challenge.

eins der entzückendsten Hotelzimmer, was ich je hatte. Sehr heimeliges Ambiente, tolle Lage im Herzen der Altstadt, schöne Dachterrasse, schräg gegenüber ist ein Cafe, wo es sich sehr gut Frühstücken lässt, sehr netter Unterkunftsmanager, das abgetrennte Einzelbad ist clever gelöst und es stört kaum, dass das Bad nicht im Zimmer ist.

Scammers at a nicely located property
Cons:

The "host", or whoever he was, could not be less professional and more abusive. At first he asked me to ride on his motorcycle (who does that) and drove dangerously. Then he asked me to follow him to "the parking" and kept pushing me to park my car in a random house on a random dark street with no signs or anything- while the advertisement said the hotel has a parking! He said the random house is his house! After I refused, I spent more than a hour looking for a parking and eventually I found a paid one. That was the only time I had to explore Nizwa so the hotel ruined that experience. Last but definitely not least, the "host" kept on pushing me to pay with cash!!!! He would not take no for an answer. He kept messaging me. I asked for his manager but he said the manager is in Muscat and not available. Also, their internet upstairs did not work and the "host" was not around - I guess he went home -to give me the password for the other network. The sink was clogged and there were insects inside of the room, and the sheets or the room smelled like chemicals.

This is a scam. They lie about the parking, keep pushing you to pay with cash (how can you track that), and keep harassing you by sending numerous messages. AVOID.

A little pearl
Pros:

A beautiful little establishment with only four rooms. We stayed in one room downstairs with an external but private bathroom, and one upstairs with a private bathroom and access from a lovely terrace. The upstairs room is definitely better value, with windows overlooking a green internal courtyard, making it quieter as well.

We truly loved our stay here. The location is excellent, right in the heart of Nizwa, close to everything, especially the wall walk. There is no breakfast on site; instead, the property offers an arrangement with a nearby café, though we chose to explore other options freely.

Cons:

Only a small suggestion for improvement, add shower curtains, as the bathroom tends to get wet during showers (but they offer slippers).
