Generally functional and clean. Easy parking. Easy checking, even though we were quite late.
The property is rather run down, need refurbishment. The one chair in the room was literally falling apart, ripped black surface over 90% of it. Not a good look.
Plus, no washcloths.. Just a towel and hand towel. Maid said that was decided by the owners.
Odd also that the entire facility was closed until 3pm..no way to reach anyone or ask questions...

Handy to everything. Nice old hotel, great staff, good meals.
Bathroom door didn't close properly, without force. Hallway door by our room was very squeaky and other patrons had to pass through it, so a bit noisy until about 10pm.

Beautiful old hotel, great staff, very popular with the locals for food and entertainment. It was also in a great location, loved the little balcony!

The balcony was a fire exit to the roof and the emergency exit light above the door in the bedroom made it difficult to sleep
Akaroa is quite remote, and even on a tight budget this place still cost us NZD 180 per night. In hindsight, I really regret not checking the reviews more carefully.
The hotel is very old, and unfortunately the interior condition does not match the price or the name “hotel”. As soon as you enter, there is a strong damp and musty smell. The hallway and staircase are narrow, stuffy, and uncomfortable.
The room felt poorly maintained. The windows, bed frame, and bedside tables were dusty, with visible dirt and dead insects around the window frames. The shower fittings were clearly aged, and the hair dryer was very weak. Soundproofing was also poor — we could clearly hear people next door showering and talking.
Wi-Fi was unstable and frequently disconnected, which was disappointing. Overall, the room did not feel clean, comfortable, or worth the price compared to other accommodations we’ve stayed at in New Zealand.
Parking was easy, the room was on the 2nd floor. Nice view but not handy for luggage
