Bad hotel. Don't go.
Pros:

The location was good for me, because it's near an office where I had a meeting. Apart from this, there is nothing good about this hotel.

Cons:

Torn wallpaper, non-working fridge, non-working air conditioner, uncomfortable bed and pillow. Only 1 towel, and you need to beg the reception staff to clean the room. The staff either doesn't understand their roles, or pretends not to understand. They told me I had to request for the room to be made up every day. When I requested for the room to be made up, they asked me, what exactly I wanted them to do. I had to talk to them like to little kids: "you change the towel, you clear the bin". When I was back, they made up the room, but took the toilet paper away. I had to go down to the reception and ask for toilet paper. Next day same ritual, only there was no towel in the room. I had to go down to the reception and ask for a towel. They told me the towels were in the laundry. I asked them, what time will I get a towel? They went to the laundry and brought a towel immediately. Just being lazy or negligent, I guess. Then there is this ritual to "check the room" after you check out. Low trust issues.

Nice little Cafe on ground floor.. does very nice breakfasts and good coffee.
Is also massage on the upper floors.
Nice area 7-11 around the corner.. is with walking distance to meals in makati cbd

Cons:

TV didn't have very good reception.. but hardly watched anything

Overall the room was clean, bed was comfortable and the price initially was pretty good.

Cons:

Unfortunately I ended up paying double the price. I was charged due to a fee for a slightly dirty towel stained with leftovers foundation. The cost was as much as a night's stay, which I found ridiculous. It happens to me all the time at home and I just wash the towels and they're fine. Staff claimed the towels were new, hence that expensive, but they clearly weren’t. I'm telling you, better bring your own towels to this hotel, cause theirs are made from gold apparently. I’ve never encountered such charges elsewhere.

Pros:

bed was comfortable, drying rack provided as well

Cons:

wifi was very slow, water in the faucet was slow as well, sink was clogged, saw a small cockroach in the wall, complained repeatedly about the wifi, slow water and clogged sink but no actions were provided
