Pros:

Nothing!!!

Cons:

Everything was dirty, the towels were old and even had holes in them. The bed was extremely uncomfortable and felt worn out. There was no hot water in the bathroom, and the room itself was cold. I even woke up with back pain in the morning because of the bed. Overall, I cannot recommend this place at all.

Pros:

The location was perfect. It's very close to the city park. However, Jermuk is a small town and all places can be reached with an easy walk from anywhere.

Cons:

It seems that it's not a real hotel, but the house of a family. When we arrived, we were told that there is no availability but I explained that I had a confirmed reservation through booking.com and they finally gave us a room. They didn't show us the common areas. There was no hot water for shower, when the outside temperature was less than 15oC. After 22.00 they knocked on my door to confirm that we were in the room because they wanted to lock the entrance. When I told them that there is no water in the bathroom, they told me that they can't do anything for this. No insulation, you can hear everything from the other rooms. Very rude staff. Derelict building. Worn out towels. Avoid the place unless you want to ruin your holidays.

Exceptional
Pros:

Extremely friendly and polite hosts. Everything was clean and exactly as shown in the photos.
If you book a hotel with old furniture, expect old furniture! I felt like spending a night at my grandma's house. Cosy, warm and nice.

Place to be avoided at any rate
Pros:

The location is really good

Cons:

It was the dirtiest place one can ever imagine.
Impossible to use the beds, dirty smelly linen and blankets, I used my coat as a blanket and slept on the sofa, the shower wouldn't work, it was dusty all around. The rugs on the floors were so dirty that I was afraid the cockroaches would appear any moment.
