Pros:

Small hotel with premium amenities and friendly staff.
Room was comfy, we even had a small balcony with views over the village.
There is a nice river nearby.
Had dinner and breakfast here, both were very good.

Cons:

Location is far from being central, you need private car or taxi (or a long walk) to reach the old town.
There is no elevator.

Pros:

Clean place. Friendly staff that honored our request to switch rooms to the quieter/darker rear. We actually came to appreciate the location. It's only about 20 minutes to Old Dilijian and even closer to our favorite restaurant Tava.

Cons:

The lights in the front were extremely bright. The second-floor rooms don't have AC nor a fan making sleeping in the summer heat challenging, but we found this to be a recurring theme in Armenia. Also, the neighborhood dogs can be annoying, but where in Armenia are there no barking dogs at night?

Very nice and cozy place. Everything was exceptionally clean.
