Very beautiful room . And very good place
A very friendly welcome , the room was spotless , there was milk and tea coffee suplied. The train station is close by, great walks by the Tay , Dunkeld offers great places to eat every where dog friendly a wee gem of a place

A good location close to station and Birnam Arts centre and ideally placed for exploring the area. Self check in/out with clear instructions. Very comfortable large room with ensuite and kitchenette. Everything 5* for ckeanliness. Highly recommended though a bit more expensive than I would usually go for.

Beautiful room, period features well kept and clean. All the facilities you could need for a short stay or long weekend.
Bed was a little bit hard for my personal liking, but honestly the room was amazing.
Our wee studio was immaculately clean, very well-equipped, with comfy beds and a great shower! There was tea, coffee, sugar and milk provided, along with washing up liquid, soap and shower gel. The owner has thought of everything, even providing cushions for the seats in the courtyard area which is so peaceful.
Perfect for a few nights (or longer if you’re using Birnam/Dunkeld as a base for travelling around).
Communication with the owner Hilary was great too.
Would highly recommend and we’ll definitely return!

Location was great as close to train station and local pub and great for walking into Dunkeld. Room was well equipped with lovely features and comfortable bed. Self check in was easy with good communication with staff. Staff were helpful when contacted prior to arrival with questions.

Hilary the host was friendly, communication was great, she responded quickly to queries and could accommodate us earlier than check-in time. Directions were accurate and we found the accommodation easily.
The room facilities were more than adequate, fridge, hob, air fryer, microwave and toaster, as well as a couch and armchair. Bed was comfortable and there is a table and 2 chairs in the small outside area at the door, although this area did not have the sun and Hilary kindly let us use a table and chairs from her garden to sit at the front of the building on a rare sunny afternoon.
While it isn't in Dunkeld it is only a 10 minute walk, and Birnam is a nice quiet place to stay.
There is a shop at the end of the road that sells anything you may need.
The first thing we noticed in the room was the smell, I didn't realise it was a dog-friendly room that I had booked and the musty smell must be lingering from previous dogs. I am a dog person, I have one of my own, but the smell was rather unpleasant. I walked to Dunkeld and bought a spray to try and freshen the air.
The couch and rugs dont appear to be very fresh either. There are no visible marks but they just look worn and tired.
The TV was pretty small and up high so it wasn't the most comfortable to watch.
While the room was clean there were a few cobwebs in corners.
The blind on the door is quite worse for wear and all frayed, it catches on the chain when lowering and raising it.
We payed £270 for 2 nights which isn't exactly cheap so we didn't expect to find so many negatives.
Everything! The room was beautiful, all small touches thought of. Loved the little kitchen in the room so useful. The room was beautiful and clean. The beds are so comfy. Also we were able to check in early and check out late.
