Brilliant location - central, but in a quiet and sweet alleyway. The staff were excellent at communicating with us to ensure we had directions/instructions and also checked in regularly to make sure we had everything we needed It was a very clean and comfortable room - lovely to have the terrace for fresh air. A real bonus was the Netflix facility - we could come back after dinner and relax watching a show to wind down. Would definitely recommend this homestay!

The location was ok although the grab drivers can be confused and go to another ally nearby A LOT. Also it was in a very narrow ally so be mindful the drivers might not be willing to go in - bit inconvenient when you have lots of luggage.
Staff is proactive, friendly and trying to help.
The facility and toiletries provided were very basic and with the price paid I wouldn't recommend.
The balcony was tiny and there's no view.
You need to pay via a link in prior and the host keep asking you - I was bit concerned with the amount of fraud happening these days. With the amount of communication with the host during the trip I felt quite disturbed.
One cleaning was offered during a 7 nights' stay.
Highly responsive and helpful staff. Note that this is a home stay so no front desk but instead you can receive supper on WhatsApp. 4B on stop floor is above most city noise. Clean, comfortable, and fairly spacious. Easy access to District 1 life

The studio was a good size and all the things I needed during my stay, and more! The hosts were attentive and made sure that I was comfortable throughout. I wouldn’t hesitate to return or recommend this property to others.
wunderschönes, gemütliches und sauberes apartment inmitten des trubeligen distrikt 1 gelegen und dennoch ruhig da es in einer gasse liegt. PERFEKT!

スタッフは非接触応対ですがWhatsAppでレスポンスも良く親身に対応して頂けます。 ハウスキーピングはタオルの交換とゴミ捨てのみでWhatsAppでの要請が必要です。
ヘム(通り、路地)の入口に警備員がいる所が多いですが、ここは不在であり路地が曲がっているので表通りから見えず、、セキュリティに少し不安があります。バイクを使用する人は気を付けて下さい。
一階内に駐輪出来ますが、入口の段差が大きく、入口前にバイクが駐輪されているので極めて困難だと思います。

The house is located in a super central location with full of nice restaurants and cafes nearby by so you don't need to take a cab all the time but walk to most of places. But the building is located slightly inner side, you don't hear any noise or anything. Nearby houses are local people's houses which makes your stay even more interesting and fun :) It was really cute to see local people around.
The house was clean and we felt comfortable with the bathroom and bed.
The staff were always accessible via WhatsApp whenever you needed them, they just very quickly respond to you anytime.
Nothing bad in particular but just to inform everybody that you pay a deposit for 2m vnd and they return you at the time of check out without no problem. And also, you need to pay via another Vietnamese payment system which is trustable. So just telling you not to worry about anything about these procedures.
Central Studios is like a hotel without personnel present on-premises. To open the electronic lock of the hotel door and of your room/studio you get an access code via WhatsApp. I was a bit hesitant about this, but in practice it works well. Although the host is not present, you can reach them via WhatsApp. Several times they inquired whether everything was still to our liking.
The studio itself is clean, comes with cooking utensils, and a small electric stove. We didn't prepare any meals there but did enjoy the free coffee that is provided. The bathroom has a shower with a separate shower screen, which helps keep the rest of the bathroom dry when you take a shower.
After heavy rain, we could hear a repeating drip of water from some place near the roof. Not loud enough to keep you awake when you're tired, but nonetheless "present". Also the refrigerator in our room could make its presence noted.
The hotel/homestay doesn't offer breakfast, which is unfortunate when you need to leave early for a tour.
The price does seem a bit on the higher side, but that could also be due to the higher price level in Ho Chi Minh City. Do keep in mind you have to pay a deposit of $ 100 or 2000000 VND, for each room. Of course, you do get that back but it's really unfortunate.

Stayed one month in Room 3B at rear of building which was quiet outside. Noise from the room above as continuously slamming their door at all hours. This could have been the same room that was reported in feedback on AirBNB early on this year, so definitely needs investigating as a previous guest said they had to slam their apartment door to close it properly. Also water leaking on to me from the Aircon Unit above my small balcony each time I smoked was a pain.
The room is clean, and the location is very strategic, and the best thing are they offer a very good service and assistance during our stay, they have a manual book to guide us during the stay, overall very great experience.
The property is inside the alley, not really a big deal only short walking
