Too far from the downtown
Inconveniences started right after booking. The host messaged me around midnight demanding a prepayment in a rather rude manner, even though there was no mention of any prepayment on Booking.com.
On check-in day, I had indicated my arrival time as 7 PM — the host wasn't there, and his mother let me in instead. He only showed up later, and at 11 PM started knocking on my room door demanding that I "urgently register."
Later, I came to the hotel with my girlfriend, who had forgotten her passport at home. Refusing check-in without an ID is understandable — but he did it with unacceptable insinuations and became openly rude. When I asked him afterwards not to behave like that, he came right up to me and started making threats, reeking of alcohol.
Nobody apologized for this absolutely unacceptable situation, so I recommend avoiding these people. I visit Yerevan regularly and have never experienced anything like this.
The room was quite fancy and had air conditioning.
The staff were accepting late checkin and always made sure supplies and kitchen were clean everyday. Lots of information about the local shops and area also.

Рядом большая столовая SAS, вопрос с завтраками не стоял, и рынок в 20 мин ходьбы. Фрукты дешёвые.
В самом отеле всё чисто, аккуратно. Большая кровать. Есть всё необходимое, в том числе мыло и шампунь.
Может отвыкли жить с кем-то и общий туалет и душевая непривычно но из тех вариантов. Это не минус, а небольшое неудобство. Соседей видели редко и не это неудобство не чувствовалось. Всё равно в сравнении с другими вариантами этот - топ

The place was clean, cozy, and very comfortable. It was great value for the price. Mr. Hamo was extremely kind and helpful; he supported us a lot and did his best to make our trip to Yerevan enjoyable.
Aesthetically beautiful but the property manager is very rude like , aggressively rude.
I had a very unpleasant experience with the host. I politely pointed out a minor issue in the property—the lights were flickering—and instead of addressing the concern professionally, the host became aggressive and confrontational.
He started speaking loudly in his own language in a way that felt hostile and intimidating, while pointing his hand directly at my face. His tone and body language were aggressive, and I felt extremely uncomfortable during the interaction.
I was simply bringing a maintenance issue to his attention, and I did not expect to be treated with such disrespect. No guest should feel intimidated for raising a reasonable concern about the property.
чистый номер, соотношение цены и качества, есть общая зона для разогрева пищи, чайник, вода, мойка, посуда, холодильник, уборка и смена белья по запросу, в гостинице тишина, постояльцев не слышно, иногда видно. Розеток в номере достаточно, подходят под российские вилки, возможно подходят под вилки других стран. Обратите внимание, что адрес - 1 переулок проспекта Аршакуняц, д.16, а не сам проспект. Таксисты этот адрес находят. До аэропорта без пробок минут 30. Но в Ереване много пробок, поэтому надо это иметь ввиду
шумновато от дороги, стеклопакеты пропускают звук, хорошо бы освежить ремонт в санузле, утюга, стирки и сушки белья нет (для кого это имеет значение), мелкое белье можно постирать под краном и посушить на батарее. Я бы добавила в номера настольные лампы, будет уютнее

Есть кухня, но нет ни одного чайного пакетика, кофе, фужеров и штопора. Душ совмещён с туалетом и один на этаж, приходится ждать своей очереди. В районе гостиницы идёт активная стройка и грязно, часть тротуара отсутствует.
I had a wonderful stay and would happily return. From the very beginning, the staff were incredibly kind and welcoming. They contacted me before arrival to check my timing, and because my room was ready early, they allowed me to check in before the official time, which meant so much after traveling overnight with no sleep. Being able to rest for a few hours before exploring the city honestly saved my first day and made a huge difference.
The hotel itself was lovely — a very cute boutique property with charming decor, a comfortable bed, spotless room, and a bathroom with all necessary amenities. Everything worked well and I felt very comfortable throughout my stay. I also appreciated the large shared kitchen and fridge outside the room, which was very convenient for keeping snacks and drinks. Although I spent most of my time out exploring, whenever I was at the hotel I genuinely enjoyed being there. The location worked very well for me too.
One thing future guests may want to keep in mind is that the hotel is currently surrounded by construction, so there can be considerable daytime noise. This wasn’t a major issue for me, as I was usually out during the day and I personally can sleep through noise, but for anyone planning to work from the room or rest in quiet during daytime, it may be worth considering. Wi-Fi was occasionally a bit on and off, though it worked. None of this was really the hotel’s fault, and it didn’t prevent me from enjoying my stay, but it may be helpful for other travelers to know.
Overall, a very warm, comfortable and memorable stay with genuinely helpful staff — highly recommended.
