A pleasant surprise!
Pros:

I don't usually write reviews but since I was a little unsure about whether to book this hotel I have to share my experience with others who are in doubt.
We (a couple) stayed in a room with a balcony on the 3th floor. The hotel doesn't have an elevator, which is a bit difficult when you have luggage to carry, otherwise not a problem. But the owner, who is a really nice man, helped us with our luggage.
The room, in my opinion, looks even better in person than in the pictures. It was a decent size and everything was clean, and I mean spotlessly clean! Nice, clean linens, towels, comfortable bed, closet with extra soaps, shampoos and slippers.
The view from the balcony wasn't the best, it overlooks Arshakunyats Avenue, but you can learn a lot about traffic in Yerevan while drinking your morning coffee and maybe think twice before renting a car.
My biggest doubt was the bathroom, which is private, but not connected to the room. It is a bit unusual, but it turned out that wasn't a big problem after all. Bathroom was big and also very, very clean. Shower doesn't have a curtain, so you should be a little careful how you use it.
Hotel doesn't offer breakfast, but there is a small kitchen on the 2nd floor with a kettle and microwave, for tea, coffee or to cool your drinks in the fridge.
Across the street you have a Food court and a large Supermarket (open 24h) which is very convenient.
Location is very good. 20 min. walk to St. Gregory's Cathedral, 30 min. to Republic Square and English Park.
Although Arshakunyats Avenue is a really busy street and there are some construction sites nearby, our room was very quiet and after a long day of sightseeing we were able to really get a good night rest.
The owner of the hotel is very kind and pleasant man, you can tell him if you need clean towels or have any other problems. We had a late check-in and were able to leave our luggage in the hotel after check-out.

Cons:

Our visit was in April, there weren't many guest at this time, it might be different when hotel is fully booked, but for us everything was perfect! 10/10
Shirbakyan hotel made our stay in Yerevan even better and we'll come again for sure!

Ванная была не в номере, но рядом на этаже. Кроме меня в ней никого не было, так что все ок)

Ez egy fantasztikus hely. Nem is tudod hogy egy luxus hotelben vagy egy baratodnál szálltál meg. Intarziás bútorok, a legszebb márvány és gránit mindenhol. Azt gondolom hogy aki valóban fel szeretné fedezni Jerevánt és a helyieket annak itt a helye. Beszélgetni a szomszédokkal felejthetetlen élmény. Aki azonban az ajtón belép garantáltan elégedett lesz.

Pros:

Хорошие номера, прохладно, удобная кровать, чистота. Приветливый и участливый персонал.
Дважды вернулась в этот отель. Находится в 15 минутах от центра. Не шумно, рядом Sas, можно купить еды и есть обменник с хорошим курсом.
