le rapport qualité prix était plutôt bon , l'emplacement en dehors de la ville, mais la chambre donnait sur la route donc un peu bruyante avec les voitures qui passait.
Nous avions réservé 2 nuits sur Booking mais quelques heures plus tard nous avons averti le site et le propriétaire que finalement nous restions qu'une seule nuit . Arrivé sur place le propriétaire nous a fait régler 50% de la 2 ème nuit ce que nous n'avons pas trouvé très commercial . L'accueil était très indifférent de sa part , pas de sourire ni de bonjour le lendemain et obligé d'aller le chercher pour avoir le petit déjeuner.
This is a wonderful place to stay while in Hoi An. The setting is quiet yet close to the busy part of Hoi An. We used bicycles so it was easy for us to ride over the bridge to Old Town and also explore the Hoi An area. The owners are friendly and welcoming. The breakfast was a nice choice of eggs, pancakes, coffee and tea. The rooms were clean and comfortable and had a small refrigerator. We enjoyed the balcony overlooking the koi pond and flower garden. I recommend staying here if you prefer quietness but want to be close to the sites.
Everything was great.
My room was spacious, with high ceilings. There was a large double-bed (firm but very comfortable), a fridge (around twice the volume of the usual mini-bar size), a bedside cabinet, and a kind of half-sized wardrobe. The air-con worked perfectly and noiselessly. There was also a modern flat screen TV, though I didn’t use it. The en-suite was also very roomy. Water pressure was very high and there was hot water if you wanted it. I also had a pleasant balcony overlooking the koi carp fish pond, which, with its babbling waterfall, made for a very pleasant atmosphere. Everything was very clean and the room was cleaned regularly and supplied with fresh towels and linen. \
The included breakfast was basic but adequate, though drinks were extra. The dining area, next to the fish pond, was peaceful.
I made good use of the free bicycles. They are a bit old and cranky but quite adequate for cycling to and around Hoi An or visiting the beach. (Do, though, check the brakes before setting off!)
The owner is a lovely man, very friendly and helpful. His daughter does a lot of the domestic work and she too is very pleasant to deal with.
How you rate the location is a highly subjective matter. For me, it was very good. There’s little traffic or noise (though, dawn is greeted by nearby cockerels). It’s about a ten minute gently (and pleasant) cycle ride into the Old Town. (I often left my bike parked outside Winmart on the Cam Nam side of the bridge, and then continued on foot.) Alternatively, just a minute or so from the Homestay is a big, new bridge (surprisingly quiet) that offers a kind of backway into the Old Town or, going in the other direction a twenty minute ride to the beach. That said, Cam Nam itself offers some gentle and relaxing cycling and walking with hidden nooks and crannies to explore.
In summary, clean, comfortable accommodation that, while basic, offers exceptional value for money.

Although the room description said it had a kettle, it didn’t. I asked the owner’s daughter about having one but the best she could offer was for me to get boiling water from downstairs. (Given how cheap kettles are and how much they can improve the quality of a stay, I find their absence mystifying and a false economy.
Also, shortly before the end of my visit, another member of the owner’s family complained to me about the noise I was making! I should mention, I am, by nature a quiet, considerate person. She occupied the room beneath mine and was being disturbed by the sound of my moving furniture: basically, pulling up / adjusting my chair when sitting at the desk. The chairs were without felt-type pads on their feet and the floor is of a hard marble-type.. Any movement resulted in a screeching sound. For me, this was a problem with the furniture, not me! It made me uncomfortable and self-conscious whenever sitting at the desk. I solved the problem by standing the chair on a towel.
The couple who run the place are very kind and helpful. The garden is very pretty where we had breakfast each morning and we had a nice balcony too. We were able to book a private car to Hue and back for a decent price. Breakfast was lovely, a good selection of cooked food to choose from and we were able to have our clothes washed as well. You also get free use of their bicycles which we highly recommend as it was so fun cycling around Hoi An. The homestay is on a really active and nice street full of local families.
The room looked a bit tired, we noticed a bit of mould (especially in the fridge) and cobwebs. Location wise its a half an hour walk to town which isn’t too bad especially if you use the bikes. Be aware that the gate to the property closes at midnight so you can’t get back in after.

As every hotels in Hoian, the homestay has a lots of bikes that you can freely pick up and ride to the center, so distance is never an issue. The hosts were super friendly à supportive as well
The ceiling fan was not strong enough and AC was a bit weak as well
Really friendly and helpful staff. Beautiful fish pond out the back. Free bikes and a lovely and easy ride into old quarter from the property.
Toilet in private bathroom was a little smelly but the room itself was as spacious and comfortable.
Room was spacious and clean. A/C worked great! Wifi worked well. Breakfast included with coffee. Free bikes to use! Location a bit out of the old town, but easy to bike to. Garden that you can sit out in and is quiet. Very satisfied with stay. Great spot to catch up on a little work if you need to.
