IT COULD BE AMAZING IF SOMEONE GAVE IT MORE ATTENTION
Pros:

Bon Sand Villa is a very cute property with a phenomenal view, and you can tell the place has a lot of potential. The room itself was very clean and the air conditioner worked very well, which I appreciated. I originally chose this property because it looked like the perfect quiet getaway and I loved the idea of having a bathtub in the room.

However, the photos are quite deceiving. The property appears much newer in the pictures than it actually is. In reality, it feels older and the overall attention to detail is lacking.

For example, some of the furniture in the room needs repair. The chairs have metal screws sticking up, which makes sitting in them uncomfortable and even painful. The bathtub unfortunately does not hold water, which was disappointing since it was one of the main reasons I booked the room. There was also a noticeable sewage smell in the bathroom.

Cons:

The linens could definitely be replaced, as they are worn and sewn together in spots. Communication with the manager was also frustrating. I asked multiple times whether they had a blender available and was told she would check, but she never followed up. A simple “no, we don’t have one” would have been much more helpful.

A few other things that were not clearly communicated beforehand:
• The property only accepts cash, which was not indicated on Booking.com.
• There is no elevator, which can be difficult if you have mobility issues or injuries. I have a knee injury and found the stairs uncomfortable.
• Breakfast is provided, but it felt very basic and thrown together, without much attention to presentation. Nothing special at all. Guests are also required to sit together at the same table for breakfast, which may not be ideal if you prefer a quiet or private morning.

Another small but noticeable issue was that linens were left hanging to dry directly in front of my door for about five days, which is not something guests typically expect to see.

Overall, Bon Sand Villa has great potential. The view is beautiful and the property could be amazing with

Pros:

This place is really cute. Not many rooms quiet and cozy. The staff is lovely especially the beloved Ton. There is a nice breakfast in the villa or in the restaurant on the beach that belongs to the owner. There are free bikes for guests to use even with a baby chair We stayed for two weeks and enjoyed it very much thank you

Приятный отель, тихий район, прекрасный вид из окна. Очень понравилось. Даже завтрак был!

Cons:

К сожалению, пообедать здесь не получится - нужно идти в другое место. Ещё сотрудники не говорят по английски, но это мелочи

A great place to escape the city and tourists!
Pros:

Fantastic room with everything you need, great view of the river and a short walk to the beach with yellow sand. Very quiet, peaceful place with a few rooms. No crowds of tourists, peace, birds, nature... We were delighted! Everything was very clean, tidy, they took good care of us :)

Little peaceful heaven in Hoi An.
Pros:

It's a quiet, beautiful place only 10 min away (by driving) from the center.
Very welcoming host.
River view, bathtub.
There's a kitchen in studio and opportunity to use shared kitchen downstairs for deluxe room.
I loved the colors, the details in interior, everything made with attention. Simple yet with a good taste.
It's clean and good smelling.
I rested here like nowhere else in Vietnam.

Pros:

The Villa is beautiful and the room was clean and very comfortable. The pool area was very nice as well. They always responded fast to any questions and helped me book a transfer to the airport at a good price. I loved that the villa is further from the old quarter. I first stayed in a more central location but changed to this one. and it was such a good decision. The area is peaceful and much more local with less tourists. And you can borrow a bike for free to quickly get where you need to go.

Nice location but needs more love
Pros:

Location is amazing, river views and relaxed atmosphere. Room was spacious, hot water, friendly staff.
We loved the big balcony for our morning coffee!

Cons:

Bedsheets had an awful smell (we requested a change and the new ones smelled the same), cleaning needs to be improved, breakfast was ok but dry bread.
Outside area looked abandoned.

Cons:

When I first arrived, the bath tap wasn't working and the TV was missing from the wall. I ignored the TV and we agreed I'd just use the shower head to fill up the bath. I clearly showed the proprietor that I was filling up the bath. I then locked the room and settled in for a relaxing bath before bed. 20 mins after I got in the bath there was a loud banging at the door. I ignored it as I was in the bath relaxing. 5 minutes later more banging and now shouting. It turned out they'd called the repairman to come and fix it mid-way through my bath without asking me... This stressed me out a lot

When I came to the bathroom in the morning there were multiple dead cockroaches

The next day I decided it was best to just change rooms. Despite the missing TV and broken bath, they charged me extra for this. The new room was nicer, upstairs with incredible views and a TV, but also absolutely crawling with tiny ants throughout the entire room, in the bed, on the desk, in the bathroom, everywhere

Broadly the service provided by the lady running the place was essentially disrespectful most of the time. Breakfast was late multiple times

The location was also a little too out of the way for my liking
