Pros:

The unit was well maintained and housekeeping was excellent.

Cons:

Only communication with management was thru whatsapp, no one on the property to assist in figuring out transportation. Location of restaurants and stores. Manager attempted to down grade our unit, however booking.com intervened and resolved the issue. Trece Lunas is on the outskirts of Tulum and certainly require a mode of transportation.

Pros:

Nyári konyhában tudtunk grillezni. Tágas szoba. Jól felszerelt konyha. Csendes környék. Zöld kert. Claudia segítőkész volt és mindig gyorsan válaszolt.

Cons:

Hepehupás földúton lehet eljutni oda.

Cela ressemblait au paradis

Cons:

L' emplacement de cet hébergement sans véhicule rendait extrêmement difficiles toutes les sorties extérieures.
TOUTES les rues environnantes étaient comme des champs de batailles à cause des constructions en cours.
Nous avons dû changer d'hébergement et dons avons perdu le paiement des nuits supplémentaires.

Das Zimmer war wirklich sehr schön und sauber. Das Bett sehr gemütlich und die Küche mit Kühlschrank gut. Die Unterkunft liegt etwas abseits, dafür ist es sehr ruhig. Der private whirlpool war spitze.

Schöne Unterkunft etwas abseits vom Trubel
Pros:

Wir haben ein anderes Zimmer zugeteilt bekommen, als wir ursprünglich gebucht hatten, aber das Zimmer war sehr geräumig und es war sehr schön eingerichtet. Wir hatten auch eine kleine Küche, die eine gute Ausstattung hatte, um dort Frühstück zuzubereiten. Das Zimmer wird täglich sauber gemacht. Allerdings haben wir erst auf Nachfrage frische Handtücher bekommen. Die Anlage ist schön, aber wirkte insgesamt schon ein bisschen in die Jahre gekommen und könnte etwas Pflege vertragen. Wer es etwas ruhiger mag ist hier richtig, denn die Lage ist etwas abseits vom Zentrum. Allerdings muss man von der Straße noch einige Meter über einen unbefestigten Weg mit vielen Schlaglöchern fahren. Die Kommunikation mit Claudia hat via WhatsApp gut geklappt - sie hat uns viele Tipps für unseren Aufenthalt gegeben.

Cons:

Die Dusche konnten wir leider nicht ganz verschließen und deswegen haben wir das Bad immer etwas unter Wasser gesetzt, was sich aber leider nicht vermeiden ließ. An einem Abend hat es sehr heftig geregnet und da haben wir festgestellt, dass die Fenster nicht ganz dicht sind. Zudem war während unserem Aufenthalt nebenan eine Baustelle, die ab 8 Uhr morgens sehr laut zu hören war.

Pros:

Le logement est super, très jolie et confortable avec un bon équipement. Pas de surprise, pour l'emplacement, les précédents avis indiquaient l'état du chemin.

Cons:

Nous n'avons pas pu dormir la première nuit suite à une fête organisée par des voisins ( jusqu'à 6 heures du matin....) mais les propriétaires ne sont pas responsables de ces incivilités.

We had an amazing stay! We strongly recommend Trece Lunas and Tulum.
Pros:

The location of the property is absolutely amazing. It is just a short walk from La Veleta, a very trendy and lively neighborhood.

Claudia kindly offered to rent us her scooter, but unfortunately we already had another reservation. We highly recommend booking it directly with her, as it is much more convenient and affordable.

The room was large and spacious, and the staff was extremely discreet, which made our stay very comfortable. I highly recommend this property.

Staying in the center of Tulum truly changes the experience. You can go to the beach whenever you want while still enjoying an authentic Tulum lifestyle — great restaurants, adventures, and day trips. It was an amazing stay overall.

One small tip: make sure to bring mosquito repellent, as mosquitoes are quite present in downtown Tulum. Interestingly, we did not get bitten at all when we were at the beach.

Nicely designed room, great sleep ... a couple of improvements could really elevate this place
Pros:

It was a nice spacious, nicely designed room with kitchen, and lovely responsive host on questions. It's super quiet because it is quite a distance from restaurants and bars etc but if you're happy to drive, location is absolutely fine and you guaranteed good night's sleep. The pool area and garden are very nice.

Cons:

This part of Merida has terrible roads and made even worse by the fact it rained while we were there. Massive puddles and potholes that take up the entire width of the road, so you have no choice but to brace yourself and drive through them. It's definitely not the worst thing in the world and no damage to car.

While design of room is great, it would be great if quality of fixtures were improved just a little. I'm ok with Ikea cutlery but the knives and forks in kitchen were very old, flimsy and very cheap, and kitchen cupboards get stuck and need sanding to open/close better. Electric shocks when using toaster! Very small things that would improve stays hugely.

Pas pratique si on est pas véhiculé , pas simple à trouver .pas proche des plages et pas de commerces se proximité sans véhicule . Routes défoncées pour y accéder . La nuit difficile de se retrouver.

Hermosa estancia en Tulum
Pros:

La habitacion era muy comoda y amplia. Pudimos hacer uso de la cocina y heladera, lo cual nos sirvio para desayunar y mantener nuestras bebidas frias. La atencion fue increible, siempre atentos a ver como estabamos y recomendandonos sitios para ir.

Cons:

La ubicacion es excelente porque es una zona realmente tranquila, pero debes estar con vehiculo (o moto) para que sea comodo el acceso. Ten en cuenta eso antes de reservar.
