I loved nearly everything. The location was great, centrally located ~15m walk to Nishiki Market, Termacha/Shinkyogo and ~15m walk to the Imperial Palace and Gardens, Nijo Castle. The staff was great and very helpful. The room was huge and amazing with 2 kids. In room laundry and kitchen facilities were heavily used!
The only negative was the kitchen is not part of the cleaning service until the 5th day, so we never had the kitchen cleaning service, which would've been nice, but did not detract from our stay or experience in the slightest!
The property was well located. Near a bus stop and within short walking distance of a subway station. The rooms were spacious with an efficient washer-dryer. Cutlery was sufficient. Had an elevator. Also had a complimentary tea-coffee-sake-wine station near the lobby. The staff were extremely friendly and helpful.

Fantastic hotel from the moment you check in to the moment you check out. The staff are incredibly friendly, helpful and attentive. They were always ready to greet you and willing to help whenever needed. The rooms are huge, clean, and has everything you could want to make your stay enjoyable from humidifiers to keep dry air at bay to in-room washing machines to large baths and etc. The hotel itself is conveniently located near restaurants, pharmacies, bakeries and convenience stores while the subway is only a short 5 minute walk away.

No breakfast option and no gym (but knew this). Location not close to anything we came to visit but not far from anything either
Friendly reception and the rooms were comfortable. They were having a promotion during our stay; so we got to taste free sake during certain hours.
When we left, they wrote us a thank you card, which was a really nice gesture to end the stay. Thanks for the great hospitality!
