We had a wonderful stay! The bathroom is really small, but it worked and that’s all that matters. Great location, right across the street from a Lawson’s and only a 7-8 minute walk from two train stations. Very quiet and safe!
The staff was very kind and helpful, and the room was clean. There were some stains on the carpet and the shower curtain that probably couldn’t be removed, but overall the room was tidy and well-maintained. The breakfast was indeed quite basic.
The location was excellent — we could reach almost everything on foot except for Tokyo Tower and the Imperial Palace (which is clear from the map anyway). There were shops less than a minute away. It was perfect for spending a few nights here. The room was well-equipped, and cleaning service was provided.
Overall, it’s a great value for the money.
I made mention to the front staff that the room was dirty, stains in the carpet and dirt on the walls. Other than that, the staff were friendly and extremely professional. The room was on the 7th floor with a fantastic view.

I really enjoyed my stay here with my friends. We stayed 7 nights, checking out on the 8th night.
Pros: Housekeeping servicing the rooms daily, continental breakfast, great value for price you pay, quiet room and nice city view. I honestly can’t say anything bad about this hotel because with this kind of price it includes free breakfast and this convenience of it being next to a train station is really nice. Even for a long night stay like mine, it was very appealing and a comfortable stay.
Cons: I stayed on the 7th floor and the wifi connection was very bad. I’m assuming it’s because of the floor level as my friend who was on the third floor had no issue. For the bad wifi though, I got a great view of the city so there’s that haha.
One thing I really enjoyed about this hotel was the closeness to everything, but other than that it was mid, room smelled like cigarettes, toilet wayyyy to small, and not much availability for breakfast.
Had a great stay here for our 3 week trip! Got the superior deluxe rooms which are pretty spacious, the staff are lovely and the hotel is nice. Location is perfect - close to Okubo station and the yamanote line Shin-Okubo station.
Carpet in my room did have some stains on, but the soles of my slippers didn't get dirty as I walked round it so it is clean. The only thing I noticed was that there was dust gathering in the aircon vents.
These were minor though and I would really recommend staying here.
For what I wanted, a clean room and clean bed (I’m 6’2 and the bed was long enough), it was perfect. Great location, less than 10 mins walk from two train stations, Lawson and 7-11 just across the road, friendly staff with enough English that we got by and a decent (if limited) complimentary breakfast. Would definitely stay here again.

We had an excellent stay at the Shinjuku Sun Park Hotel, cleaners were always good and the hotel was in a good location - close to public transport and restaurants without being in a noisy area.

Very dated hotel. Large room but thin, stained carpet. thin windows. Light sleepers beware, cars drive past loud at night. Very small bathroom

Stayed six nights with breakfast included. Monotonous and minimum creativity to menu. Room small and toilet incredibly tiny. Wonder how the big European guys handle the daily use . However the bidet in Japanese toilets is what I like. How I wish the first world countries can follow in the use of bidet technology in toilets.
Good hotel in a quiet area and with a nice Japanese garden, but the carpet on the room definitely needs a change because its very stained.
