Tasty fruit, fresh. Great warm pastries, fresh juice, fermented eggs. The location is very nice, in nature but also easy to reach everywhere. Fresh air, beautiful views, uncrowded. Very modern, very clean. Room is huge, nice living area. Staff was lovely and responded immediately to reservation and info request.
Wonderful service at Kamo Residences. We booked same day just after a late lunch and headed to Kyoto. Outstanding greeting and preparation for us. Our suites were large, incredibly clean, and the latest tech. Luxurious touch everywhere you look. Orchids on the dining table, fruity fresh scent on entry. Full washer dryer (staff helped us with the program and hanging while we were away). Blinds and full blackout curtains, all automated. Bathroom has chrome fittings, not a single fingerprint anywhere. Room cleaning 3 times per day - never had that before. Beautiful neighbourhood too, very much in the nature but easy to reach anywhere at the same time. Roof terrace was fantastic in the evening, wine, ice cream and nuts served by staff. Concierge and room service were incredibly helpful with our wishes. Excellent dinner reservation - we struggled and Kyoto is a challenge to get reservations last minute. I don't eat big breakfast, so I skipped - staff brought me two delicious croissants, a latte - butter and some local marmalade to the garden in the morning. Full marks. Thank you everyone at Kamo. Coming back again this winter!

Breakfast -mostly store bought stuff. Understand no kitchen in the hotel. Should never include breakfast in the price.
The view and the fantastic staff
Very modern comfortable room. With a lot of great coffee provided. The most coffee of any hotel we have stayed in. We used it all and was replaced with just as many.
One again a big thanks to the wonderful helpful friendly staff.

Extremely Disappointing Stay – Not Worth the Price
We left a wonderful stay in Gion expecting Kamo Residences to offer more value in a less touristy neighborhood. Unfortunately, this was a big mistake.
The reality is that this property is deceptively marketed. It looks like a Japanese luxury stay online, but in person it’s just a serviced apartment with nothing authentically Japanese about it. It even seems to be managed remotely through WhatsApp by someone not on the premises — possibly not even in Japan. The young staff who are there are kind and trying their best, but they seem very short-staffed and unsupported.
The positives:
• Staff respond quickly and kindly on WhatsApp.
• The bed was comfortable.
The negatives:
• We were told we would be upgraded, and I packed everything to prepare. But when we returned, nothing had been changed, and we had to unpack again.
• The bathroom is extremely small, with the bathtub just inches from the toilet — like something out of a Motel 6, not a “luxury” property. Who wants to take a bath right next to the toilet?
• Shower water pressure was weak, and the water never got hot enough.
• Only one towel per person with no space to hang them, so we had to reuse damp towels.
• No yukatas, pajamas, or special bathroom amenities like skincare products, which every other hotel we stayed at in Japan provided.
• The so-called “breakfast” was nothing more than random items bought at Family Mart (two croissants, wilted salad, and a couple of grapes).
Overall:
This was the most expensive place we stayed in Japan, and yet by far the most disappointing. It is not a luxury hotel, not remotely worth the cost, and travelers should be aware of the reality before booking.
This was my third stay. Staff and management really very care about me and remembered how I like everything. Rio sent me a guide considering all sites I have visited previously. Great restaurant reservations, I left it to them to decide as always. Casual lunch and fine dining for dinner. My electric bike was waiting for me, and they recharged over night. Back in spring. Lovely.

Manager sent us a WhatsApp and group chat invite with concierge while we are still in Shinkansen. Directed us to Taxi station and provided instructions to driver. Check-in was done in 30 seconds, and we were shown our suites. Very friendly team who were attentive to all our needs.
Huge bed, must be at least 2m wide. I think two mattresses, so very comfy. Fluffy bedding and silky sheets. Suites are extremely modern in decor and very tasteful. I loved the photography. Large TVs with Netflix in bedroom and living room. Full kitchen, microwave, sink and everything one would need.
Same day fine dining OMAKASE recommendation and reservation in Kita Ward by concierge. Fantastic choice.
Custom breakfast. The manager recommended their chefs special which very light and perfect in the summer heat. It is served in bento style, everything is super fresh. Eggs, tofu, small salads, whole grain bread, fresh juice and kefir yoghurt. My partner had a different choice, more savoury. Nice quiche, still warm, coffee, fruit salad.
We had a tour guide arranged by manager, also kind and very patient. We had a complimentary late checkout, and left our luggage to complete tour after lunch time.
Location is north Kyoto, more calm and peaceful away from the masses. River feeling and surrounded by many temples and shrines. We are regularly in APAC/Japan and do all the usual luxury hotels, but this hotel is highly custom and great attention to detail. Warm team who were there to help at a moments notice.

It is a Service Apartment with no common facilities at all. Service though very prompt works through staff responding through Wats App. Had to pay for parking at a common car park that required 5 mins walk for this high price. Miserable bottle of white wine n some small bites again for such a high price charged. For this price , I can easily get a nice hotel with full board nearby. Extremely disappointed with the offering.
Room was spotless, beautiful view of the stepping stones and across the river.
