Great hidden gem in TULUM , my favourite in the two weeks in the area ,great food ,location with private little caleta where few people other than us got to enjoy this beautiful place , hope to return and get one of their cute little cabanas and wake to the sounds of the waves reaching the cutest caleta in town
Road access to the hotel is complicated since its a protected area, can' bring any plastic or drinks to the hotels in the area, other than that all was perfect.

Al entrar al espacio del hotel, te revisan auto y no te dejan pasar nada que traigas para la estancia. Alimentos y bebidas obligan a tirarlos.
Esta muy bonito todo. Pequeño pero ideal para salir de la rutina. Frente al mar. Lo único que no debe es que hay que pagar $60 Mx por día a la entrada a la reserva.

There was no air conditioner in the room, so it felt like a sauna. I couldn’t sleep because of the humidity. Besides, the restaurant was closed on Wednesday, so we couldn’t have breakfast. I would never go back.

We had an amazing stay in this place. Nothing is perfect but we're getting close.
We arrived late (10pm) and Emilio was waiting for us to check-in our room. The next morning we woke up at 6am (thanks jetlag) but we were amazed by the view we got from our room! It looked like Paradise with the sunrise 🌴
The room was clean and was exactly what we expected we would get. It can be hot in the room sometimes due to the fact there is only a big fan in the roof of the room, but enough for us to keep the room cool.
All the people working here are very friendly and will try to do everything for you to have a perfect stay. Ask them for activity and food recommendations !
Renting a car/scooter can be very useful due to the fact that the city center of Tulum is not very close or you can rent some bikes at the hotel for 300 pesos.
Just pay attention to this : no plastic bottles (soda/water) or alcohol are allowed inside the national park (hotel is located inside it) and police is checking bags and cars.
This is an absolutely adorable place to stay. It's small, it's rustic, and has beautiful views. The staff is great, Emilio is always helpful, Dave at the bar was wonderful, and the others I met were consistently friendly.
But, if you plan to stay here I want you to understand what you're getting into. If you start with the mindset of the camping or glamping as opposed to the expectations that I had of staying at a tropically located hotel, then you will be fine. There were certain things that I simply thought would be there that simply were not, and I do not think my expectations were too unfounded.
First of all there is no air conditioning. It was not explicitly mentioned that there was none. But if you look closely it is not mentioned in the amenities. There are room fans but they are older and ours had to be adjusted constantly to get enough air to sleep.
Second, there is no room fridge. To some this may not seem like a big deal. However, as the hotel restaurant opens late and closes early, you find yourself most often with no ready source for food or refreshment. They also do not have ice available on the property, so anything that you bring in to drink will be warm within hours and any perishable food will be spent in short order. So, be prepared for drinking warm water in a sometimes very warm room. Emilio runs a small store in the front and did open it for me in off hours a couple of times.
Third, there is absolutely no accomodation for your clothing aside from a suitcase valet. Everything you have will live in your baggage, if you have more than one piece of luggage this gets more complicated. While this again may not seem important, it changes the, at first clean aesthetic into a messy, unorganized living environment.
Lastly, and this can be seen as a pro or con depending on your position, the hotel is within the boundary of a national park. This means that other than other hotels and one pharmacy there is no place nearby to shop or eat. It also means that when you leave and return you're generally stopped and have to pay a toll to get in. During those stops you may be asked to drink or pour out anything in plastic bottles... like WATER. Taxi rides that only take 10 minutes, will cost 20 to $25. Emilio does rent bikes for $20 a day. They are in decent condition but are single speed, beachcomber style bikes. Riding them out of the national Park and into town will take you 15 to 20 minutes at a minimum and the Tulum heat and traffic can be rough especially in the middle of the day.
I stayed here with my 17 year old son for 4 days. After getting adjusted to the reality of our stay we made the most of our time here and did truly enjoy ourself, despite the room. The picture perfect sunrises and natural beauty of the area, as well as the wonderful people outweigh the deficits in the facilities. And, as the property is on the lower end of the pricing spectrum for the area, some trade offs should be expected.
My goal with this review is simply to prepare any future guests. If you accept this property for what it is without the expectations for the things that I mentioned, you will have a wonderful stay at Cabanas Playa Condesa.
I liked the rustic boho vibe and that everything seemed kinda new and fresh. However it also seemed like some things were a bit unfinished, such as in the room there was no place to hang wet towels, swimsuits or clothes and the jacuzzi was meant to be open til 10pm, byt there weren’t any lights on the deck so it was pitch black. There only a couple of restaurants open after 6pm and the restaurant of this hotel wasn’t open at all during the first two days of our stay. The location is a bit remote but absolutely gorgeous!
la propiedad está en el parque nacional por lo que hay que pagar 120 de entrada diarios si sales.. el cuarto han doble muy poca luz, el primer día no limpiaron y solo hay agua caliente si la solicitas, para el costo de la habitación el servicio no lo vale.
Service was great! The place is perfect to see the sunrise and walk on the beach. Loved the rustic style, it was exactly what I wanted.
