La struttura ci ha avvisato 10 minuti prima del check in che non ci avrebbe fatto soggiornare e lo ha fatto alle 10 di sera, siamo stati costretti a trovare un’altra alternativa che ci ha reso la notte peggiore della nostra vacanza.
Sconsiglio di prenotare perché la loro assistenza è stata fin da subito nulla, non ci hanno risposto più dopo la comunicazione che non potevano più darci la stanza

The apartment was really great, we appreciated the kitchen and there was a super-comfortable bed. We also enjoyed the pool which was just in front of our apartment, I would definitely recommend staying here! Also, you can use the gym, which I also highly recommend 😊
The location is just 400 meters from super-aki, where you can buy anything and it is around 1 km away from the center, which is a nice walk. The price is also really affordable, considering you can save money when you cook 🧑‍🍳
We really enjoyed our stay here!

El lugar es tal cual las fotos pero por estuvimos esperando el mensaje de confirmación ya que no hay una recepción como tal… la comunicación fue mala porque el número no si quiera es de México y no contestan así que pensé que nunca tendríamos acceso al departamento, hasta que recibí el mensaje con las instrucciones que te lo manejan en inglés cuando es México! Toma eso en cuenta ya que si no te contestan por mensaje ni por teléfono te quedas sin reserva, como nos comentó uno de los cuidadores del lugar .

Cons:

El piso es cómodo tiene todo lo necesario! Y nos estacionamos afuera en la calle ya que no cuenta con estacionamiento, pero es bastante tranquilo.

Appartement 37, 2 ème etage.
À notre arrivée (2 adultes et 1 adolescente), il n'y avait pas de couverture pour le canapé lit ni même de taie d'oreiller. Pas d'eau chaude. La plaque de cuisson ne fonctionnait pas. Et pas d'internet. Génial pour communiquer.
À l'accueil, un robot d'a peine 18 ans qui vous dit qu'il ne peut rien faire pour vous.
En effet, XP Tulum n'est pas un hôtel mais un regroupement de propriétaires qui passent par des loueurs indépendants (administrateurs).
Pour notre cas, nous l'avons appris à nos depends une fois sur place.
Cette société nommée Origine... qui ne repond pas au téléphone mais qui échange via un groupe whatsapp quand elle en a envie.
Bilan: 2 jours pour avoir de l'eau chaude et une plaque de cuisson """"fonctionnelle"""" , nous avons dû faire le ménage après le passage du technicien qui avait laissé tous les debris au sol, 3 jours pour avoir une couverture (on nous a livré des serviettes et un dessus de lit tâché pendant 2 jours au lieu de la couverture).
Et pour ce qui est d'internet....nous avons dû faire sans et acher une carte SIM locale.
Nous avons trouvé des coussins tachés, poussiéreux sous l'évier pour s'installer sur le salon de la terrasse qui était inconfortable.
Le bar de l'établissement n'est JAMAIS ouvert!
Le point de restauration de l'etablissement n'est JAMAIS ouvert!
La piscine est froide!
Les 4 poufs de soleil sont tachés.
Une terrasse (au dessus de la salle de sport) n'a même plus de mobilier.
Cet établissement est une résidence mais PAS UN HÔTEL.
Par chance, nous avons eu le soutien logistique et morale de Manon, une propriétaire adorable qui nous a prêté une couverture et taie d'oreiller. Sa gentillesse et son soutien ont été précieux car ce n'est pas le personnel XP Tulum, ni Origin qui vous aide !
Quand à Booking, nous avons été déçu par l'absence d'action commerciale.

CATASTROPHIQUE

Grande arnaque ! Chambre annulée par l’hôte à quelques jours avant notre arrivée avec proposition de relogement dans un Airbnb insalubre !! Logement infesté de cafard, tout était sale, le sol poussiéreux, les draps avec des taches de sang, odeur de transpiration mélangé au renfermé et moisi, lézard sur le lit et j’en passe ! Aucune connexion wifi dans le logement. Hôte pas du tout réactif et très malhonnête ! Heureusement que la responsable de l’immeuble était la et a pu intervenir pour qu’on obtienne un retour de l’hôte. Pas un seul message d’excuse. Il a fallut lutter pour obtenir un remboursement et ce n’est pas grâce à l’hôte ! Je ne recommande à personne ce logement et tout ceux en lien avec cet hôte. C’est une grande arnaque. Après divers échanges, nous nous somme aperçu que nous n’étions pas les seules victimes de cet hôte et je pense sûrement pas les dernières. Nous avons perdu 2 jours sur notre séjour car nous avons dû chercher un autre logement !
Cette arnaque a été dénoncé à booking, en espérant que cet hôte quitte la plate-forme !

Arrivés à l’accueil à 17h30, on nous informe que finalement notre réservation n’a pas été enregistrée de leur côté. Nous avons pourtant une confirmation de booking ainsi qu’un message de leur part nous confirmant la réservation. Le personnel a l’accueil ne nous a absolument pas aidé (regardait des vidéos sur son tel). Après avoir contacté l’hôtel via booking on nous informe qu’effectivement on ne nous as pas enregistré dans l’établissement et qu’aucune chambre n’est disponible ce jour. On nous a redirigé vers un nouveau logement (le Coba II premium, géré par la même personne que le XP Tulum) qui n’était pas du tout au même endroit, perdu dans la forêt au lieu de notre choix au centre de Tulum. Arrivés sur place, cafard mort dans la chambre, alarme incendie qui sonnait toutes les minutes pour batterie faible, des troues dans chaque serviettes, pas de pression dans la douche ni même le nécessaire de toilette. Malgré nos messages d’explication, on nous propose de venir uniquement le lendemain. Mon compagnon a du lui même retirer l’alarme ainsi que les piles pour pouvoir ressentir un semblant de calme, il a également dû retirer le cafard et vérifier toutes les pièces. Jamais eu de retour de la responsable ni meme le lendemain. Aucune infos sur le Check out, même le personnel de l’accueil ne savait pas. Deux nuits d’horreurs pour finalement ne même pas avoir obtenu un remboursement de la différence entre les deux logements ni même un geste commercial. Endroit à éviter si vous voulez profiter de vos vacances l’esprit tranquille.

We have enjoyed our stay in the apartment - if not the smell and the mosquitos, it would be great.
Pros:

Great location, well equipped, good size apartment, nice pool.
The contact with the managment was very good. They were responsive and very nice.
We have asked for an additional cleaning after a week of our stay and we have got it.

Cons:

Poor ventilation (the room has an AC but there is no air circulation unless you open the door. The room smelled like it was closed and not used for a long time as we entered it and it was this way for our entire stay (2 weeks). Keeping the door open did not help to get rid of it as there is no ventilation. Our apartment was on the ground floor, so there was a lot of mosquitos in the evening. It would be nice if the room had a mosquito net as the next one had.

The room was not cleaned properly upon our arrival (one of the towels and some liniens were dirty, the floor was dusty) but we asked for additional cleaning and the next day the cleaner showed up.

**DO NOT STAY HERE** this posting is falsely advertised and you will be stuck here or having to pay for a whole new place at your expense. Expedia only attempts to contact the property but if the property doesn’t pick up the phone they just close the ticket. Regardless of what the ticket is for… ie: linens, towels any hostable need- property just ghosts. This property is ran down and nothing is provided- no shampoo, soaps, cleaning supplies- nothing. It seems like a good deal to be right outside the city but it’s not you will fully regret going here and be stuck or scrambling to get a new place. This property should be removed for stealing travelers money. They knowingly ignore the calls and you are just stuck. **DONT STAY HERE**

Very good hotel with beautiful design and great pool. Feels like in a middle of garden

The hotel is amazing. The room was clean and had some of utensils, we could cook. The key was in a lock box and we got the code a few hours before so it was easy to get there. The hotel is located 10 minutes walking from the main street with restaurants and everything. We stayed with two kids and it was comfortable.

Cons:

not enough utensils. But if was ok. pool was cold but it was january so I can understand that.

One sentence to some of my stay I was disappointed however whoever was over my initial unit upgraded me to another unit
Pros:

The property I’ve stayed on maybe about four years ago and I loved it coming back four years later staying in the unit that I was in was a little disheartening. The overall property was beautiful outside of the units, but there were some units that were really really nice and then some units that were horribly kept. I had a friend that stayed in the unit across to me. It was beautiful. It was nice. I would rate it eight in comparison to mine. I would rate mine of five.

Cons:

The only thing I can say was the gym was outdated old and raggedy, but no one goes on vacation to work out so I guess that’s fine.
