ROVA 105 is a hotel specific to a building that is separate and a ways away from the actual ROVA hotel. I did not see the rooms in ROVA, so I can't comment on how they compare to ROVA105 (building), so this is only a review of ROVA 105.
The good and bad:
-The ROVA 105 building is very close to the night market. I mean VERY CLOSE. This can be a good thing for walkability, but bad for noisiness. The night market shuts down at 11pm, but music outside our building continued until about 11:30, so be prepared to stay up that late (or wear ear plugs).
The good:
-The views are great, right out over the ocean, and the balcony is worth the extra few bucks.
-The price we paid was reasonable, but if you get the package that includes the cable car ride and access to Hon Thom Paradise Island with the hotel room, the price is OUTSTANDING.
-The area (Sunset Town) is nothing short of bizarre and interesting. Its architecture resembles European towns, including iconic landmarks like the clock tower at St Mark's Square, the Colosseum, etc. The upkeep is top notch, but it's pretty empty during the day.
THE BAD:
- ROVA Hotel pretty much forgets about you in building 105, so getting fresh towels or TP can take DAYS.
- the bathroom smelled like a sewer. Like, no traps in the plumbing.
- the room was pretty much bare, with missing artwork, etc. The bed was ok.
-It looked like someone was living on the 2nd floor, and it was a DISGUSTING MESS. Garbage and dirty dishes everywhere.

The unit had an amazing view, unfortunately the bar below played extremely loud club music every night until 11:00, after that the city's music would kick in and play all night. During the day the area is like a ghost town, nothing is open. Only opens after 5 p.m.
