great experience in a novel 3 star hotel... interesting concept.
Pros:

The location is good and the staffs are friendly and helpful. The only problem is the room is too small and odd shaped as I have to climb up a short flight of irregular steps to get to my bed.

Cons:

The room size is slightly bigger by 3sqm with a normal same level bed

Too budget for comfort
Pros:

there was no breakfast. There was no coffee, tea or spoons. But a kettle was included.
Would be good if you told guests there is a kettle but yuou will need to bring your own spoon and coffee or tea.
This is just under the acceptable line for budget. Too tight.

Cons:

as above.
Bed was on the floor.
Would be better if bed was up a bit to get out instead of struggling get out of bed in the morning.
