Location is good
Room was with a good view but due to fog couldn't see much outside

The view was wonderful, room was a good size, comfy bed, location was good, away from the centre of town business.
I am not one for writing reviews, no hotel is perfect but I think most travellers who care about where their money is spent, should be aware of this property, in my opinion. Property is very very cheaply run and is in need of changes.
If you are a traveller that likes paper thin walls along with your room door that may as well not be on because you can hear everything from outside and a gap on the bottom… Breakfast, eating the same selection for 4 days with your jackets on due to all the doors open on cold days. Was hard to find a cleared table, very slow at clearing. Coffee, well that’s another thing. There is one pot for a large crowd that was from the early 1900’s with some kind of a “handle”, very hard to pour, always luke warm (unless you were luck to see a fresh pot arrive) when asked for hot coffee they offered to microwave it.. Ahhh but here is another way to get good hot coffee, go over to the coffee shop counter and BUY a cup ahhh thus the poor coffee at the breakfast. Forget about toast, there is a toaster oven that doesn’t have a toast function, it just heats the bread? These are just a few things that stood out, there are more. As mentioned, noticeably cheaply run. Unless you like a bunch of things that will annoy you during your stay, I’d recommend looking elsewhere.

The food was very good too
Breakfast, staffs are very helpful and accommodating and we really appreciate the added services (transport from bus station to the hotel and HK bus are able to pick us up at the hotel)
No elevator at all. It is very challenging for elders.
Excellent staffs and service! From coming to homestay till leaving we felt very looked after and staffs were amazing with helping with everything to organize. Weather was not great but it was very cozy to stay in.
Very noisy neighbours who wouldn’t stop playing loud music in the area.

Breakfast was not tourist friendly. Mostly Vietnamese food only. Some tourist may not want to eat heavy or oily food in the morning. No vegetarian food options.

Widok z okna był niesamowity.
Obsługa była naburmuszona i siedziała tam jakby za karę. Przy próbach porozumienia się po angielsku wybuchali śmiechem i nie podejmowali próby komunikacji. Pokój nie ma praktycznie mebli co utrudnia organizację rzeczy jeśli podróżuje się z plecakiem. Ściany w homestay są chyba zrobione z papieru bo było słuchać każdy krok w pokoju obok co uniemożliwiało odpoczynek po ciężkim dniu.
Great location. Spacious and comfortable room. Bed was comfy, firm, clean. Hot water was available but had to let it run for abit before using, it’s not strong but not trickling. Breakfast was limited with local and western cuisine, fruits. There was a cafe onsite that served delicious hot cocoa which we ordered everyday for 50k per drink. Note there is no lift but this was fine for us, stayed on the 3rd floor (highest 4th)
Checked in is pretty fixed at 2pm… so if you’re taking the train to Sapa, you’ll arrive around 7+am and will leave your luggage at reception/restaurant area and go explore for 5 hours. Pretty shag. Made up for it by allowing complimentary late check out at 1pm on the last day
Ordered room service - need to go downstairs and order & pay before the food can be sent up.
Tables / space was a limited in the dining /breakfast area as this place also caters to non-guests who come in to catch the furnicular view especially after 8am. Space should be segregated for guests and non-guests.
You could also hear people sneezing, coughing , talking next door and the doors opening and closing and people walking outside. Should work on their soundproofing. If you’re a light sleeper, please be wary of this.
