Poor
Pros:

Room was bigger then most hotel rooms in Japan. Self check in was pretty straightforward.

Cons:

Strong smell of sigaret smoke in te room, even though the whole hotel is non smoking.
Bed also smelled of smoke, which impacted the night sleep.
Also a lot of dust on the furniture, some spots weren’t cleaned for weeks.
