Disappointing
Pros:

The pictures look a lot better than reality. If you don't plan on renting a car, don't even think of staying at this property. Only a super muddy, wet, bumpy, ugly path leads to it. There is no way you can walk anywhere from here. There is no proper grocery store. A taxi costs around 600 pesos to take you to Tulum. The accommodation has a poorly equipped kitchen, no place to hang wet towels. They provide a list of rules what you can not do there (e.g. hang wet towel on a balcony - every break of a rule comes with a penalty). The wall are thin, you can hear every neighbors' step. And the beach is really not suitable for swimming. You will need to go somewhere else (by car) to enjoy it. Overall, there is no infrastructure built in the area, so you will be totally secluded, you won't get to buy food or swim at the beach. The only good thing was the comfy beds and space, design of the apartment/ furniture was nice.
At booking, you must also sign the rental contract to agree to the rules.

Cons:

Kitchen insufficient equipment, no hooks to hang towels, thin walls, no convenience shops in the area, rocky and dirty beach, the road to the property is NOT a road but just a muddy bumpy wet collection of huge puddles. Rubber boots would help here. Very expensive to reach by a taxi.
