Modern facilities and location

We booked last minute when our original booking cancelled on us, and the host was amazing; they even came out late in the evening to fix the water heater. The layout is interesting, but it's an old building so that's to be expected. The best part was the living room with the French doors that opened to the parking area: made it so easy to unload and load our kids and bags. And the kitchen was very nice as well.
The hallways got pretty slick when it rained because there was nowhere to wipe our shoes.

Great location for getting to Napier Craiglockhart campus! Nice to have a space to self. Strong WiFi.
Loud, cars park right outside bedroom windows. Heat and hot water was spotty. This is a personal dislike but there were not TVs in the bedrooms.
They agreed to replace the kettle which was temperamental.
NOT LUXURY. On a busy main road where we saw (and could hear) several fights. Sainsbury’s was down the road, but you have to get past the drug addicts. We were quite late, but the cleaners must have only just left as the floors were wet. The dog found 2x beer bottle tops and a sock which weren’t ours. There is a crisp packet in the wardrobe. It smells odd. The bathroom smells of wee. The shower is awful - just a dribble of warm water. The toilet seat is broken. The downstairs basin is blocked. The beds are cheap. The mattresses are thin. The sofabed is not good enough to sleep on and is dirty. The dining table was very dirty. The crockery was dirty, we hand washed it all before use. The Netflix bill has not been paid, so it didn’t work (says in the instructions to use Netflix) The kitchen needs more lighting. There are earplugs provided due to the noise, but double glazing would be better? None of us slept. There is x1 sofa and x1 chair for up to 8 people to sit on. We were booked in for x2 nights, but only stayed x1 as it was so bad.
It was beautifully presented with lovely furnishings, warm, bright and a really lovely space to spend time.
There was 1 bowl between 4, 1 large plate, 3 forks, so most of the crockery and cooking equipment was sparse, likely from recent breakages from other guests. Not many glasses unless you wanted a wine glass and some of the coffee pods tasted like plastic. Sadly no tea bags but lots of coffee. There was also a half eaten cake, drinks and old food left in the fridge from the previous guests. Oh and dirty dishes in the dishwasher, which wasn’t ideal. The Wi-Fi details need updating in the welcome email but we figured that out ourselves. Sorry to say but their pillow and mattress game was a bit rubbish, which is a shame for such a lovely presented apartment.
This flat and this overall stay experience were extraordinary. The managers were responsive on booking.com and via WhatsApp. The flat was absolutely beautiful, well appointed, and very clean. The kitchen was spectacular, including a dishwasher and clothes washer/dryer plus oven/hob, refrigerator/freezer, and everything needed to settle in and cook meals. The lockbox worked, the key worked, everything just WORKED. Temperature was controllable and the heat worked! The bed was comfortable, too! I loved this property and would absolutely stay here if I were coming back to Edinburgh.

Clean, very nicely stocked and the bed was very comfortable, surprisingly even the sofa bed was comfortable, not as good as the bed but pretty good!
The stairs; we had 5 suitcases but it wasn’t too bad bringing them up.
The property was beautiful and spacious. The beds were so comfortable. I would 100% return. Lots of pubs and restaurants in the area. Short uber ride to the centre.
