Location. Parking easy.
We had a family room. The sofa bed was very uncomfortable, thin mattress and could feel the frame through it. The bathroom was dirty. Big crack in the bathroom side next to sink. Sealant mouldy. Shower head crusty. Button missing from shower controls. Needs a complete redecoration. Fire doors on corridors not labeled as fire doors. Door between reception and corridor jammed open with door wedge - didn't seem safe thing to do.
It was noisy.

Very uncomfortable beds, especially the pull out. Bathroom was dirty, shower screen was half missing so bathroom floor flooded.

We come every year, the room is basic but always met our needs.
There was no receptionist to speak to when we left, the bathroom was not clean, cobwebs in corner. Shower had button missing so hard to use. Toilet from behind had a leak, so the water was all on the floor. The shower glass panel moved so the water went everywhere..
We have always been happy, as we know the price we pay is excellent, but we shouldn't have to put up with it, as we were there only one night we would of told the receptionist in the morning.

The hotel is excellent value for money. The staff are pleasant and helpful and the rooms are basic but clean. Although it's a service station there is no noise inside the hotel.
When visiting family locally we always stay there as there isn't anything we don't like

Rooms show sign of wear. Beds uncomfortable and mattress on the sofa beds were heavily stained

Mould in bathroom. Rust marks on floor from bed legs. Sofa bed had seen better days - my son nearly fell through it. The dpuble bed was so hard , it felt like i was sleeping on an ironing board. No plug sockets near bedhead. The pillows were very thin.
The coffee and tea making facilities were beyond basic - only 2 paper cups (for 3 people) no teaspoons just wooden sticks. Not enough milk/sugar sachets.
In bathroom only 1 sachet of shower gel, shampoo for 3 people.
No hand towels.

The drains were gurgling loudly all night making it difficult to sleep
