Important information:

1. All guests are kindly requested to advise this hotel of their estimated time of arrival to ease arrival and assist with cleaning scheduling. Many arrivals make use of a supplied code to access keyboxes at the property (NOT the Booking.com pin code). To ensure smooth arrival, please arrange this before the arrival date.

2. Arrival is possible from 09:00 onwards, where the room is not yet ready, luggage will be stored at the Valentine until the room is available. There is no charge for this service. Staff are present while working each day, typically 9am to 3pm or later, and will welcome guests arriving during those hours, there is no full-time reception function in this type of property.

3. Please note this property has no ground floor bedrooms and is exempt from disability legislation due to its historic nature, four floors of rooms are accessed by stair only, so is not suitable for any guest with mobility issues as there is of course no elevator/elevator in such a historic property.

4. There are no meal options in this room-only property. This is not a self-catering property - for the comfort of other guests preparation and consumption of food is not permitted in rooms.

5. When booking more than 2 rooms, different policies and conditions apply which will include a nonrefundable deposit. These are specific to each reservation and will be detailed by message with an option to cancel if they are unsuitable.

6. This property is completely unsuitable for large groups and stag/hen parties. It is not suitable for those traveling with small children - please note ALL guests must be stated in the reservation, there are no free places and the total number of guests, of any ag,e must not exceed that in the reservation.This property does not accommodate bachelor(ette) or similar parties.

A safe, well-located gem with lovely staff.
Pros:

The staff were incredibly friendly and welcoming. The location is perfect, the Royal Mile is only about an 18-minute walk away and everything you need is close by. It felt very safe for me as a solo traveler.

Colazione non prevista ma la posizione direi ottima.

Cons:

Bagno piccolo e di conseguenza lavandino piccolissimo. Non c'è uno specchio in camera, non c'è una presa di corrente in bagno. Non hanno un bagno nella Hall. Un giorno è mancata la connessione Wi-Fi. Un altro giorno i riscaldamenti sono stati staccati. In pratica poca attenzione per gli ospiti. La sensazione è solo quella di guadagnare.

Cozy centric hotel
Pros:

Very nice place, clean, cozy. Just 15 mins walking from city center, surrounded by cafes and restaurants, plus store around corner.

Cons:

My room was tiny - expected and not a problem, but absolutely no place to hand towels- that was a surprise. Little bit noisy due to road, but that was not a big issue.

Klein, fein, ruhig, zentrumsnah
Pros:

Das Zimmer mit Gartenblick war extrem ruhig, kein störender Straßenlärm , das Zimmer war sehr sauber und wurde jeden Tag wieder hergerichtet.
Das Bad ist zwar sehr schmal gewesen aber für die paar Tage völlig in Ordnung und genauso
sauber und renoviert
Die Mitarbeiter waren alle sehr zuvorkommend und freundlich! 😀
Supermärkte sind auch nicht weit weg, einer sogar gleich um die Ecke.

Un hôtel bien situé et confortable pour un joli séjour à Édimbourg
Pros:

Chambre très propre, équipements à disposition très bien !! Nombreuses serviettes, sèche cheveux et bouilloire sur place.
Accueil irréprochable et conseils de qualité !!

Ok, men inte mycket mer
Pros:

Mycket fräscht och nyrenoverat badrum även om det inte fanns några krokar att hänga handdukar på så de hamnade på duschhandtaget och elementet i rummet. Sängen var mycket skön.

Pros:

Zimmer war sauber und komfortabel.

Cons:

😂 die Türen haben stark geknartzt, gequitscht. Da unsere Dusche außerhalb war, ist es wohl für Zimmernachbarn nicht angenehm durch quietschende Türen geweckt zu werden, beim nächtlichen Toilettengang.
Ein bisschen Öl und das Problem ist behoben 😎

Pros:

Bardzo dobra lokalizacja, ładne miejsce, 15 min spaceru do zamku, wygodne łóżko, miły personel, dobre wyposażenie pokoju.

Cons:

Brudna pościel od środka :( niezidentyfikowane włosy na prześcieradle i poszewkach poduszek.
Łazienka na korytarzu a nie przy pokoju, brak pełnej swobody i prywatności.
