Was impressed when we arrived. Clean bedding . Clean room and compact. Location was good and the host communicated all the instructions in good time.
Load road noise. People came in at 2am and different times. Rang the doorbell. Struggled to get it. Then paraded like elephants were invading above. Then they decide to have over loud sexy times and you could hear it like you was in the room. We woke at 3 and got ready and left. As we left another 2 were entering the house. Could do with a TV. Especially to drown out the noise. If you want quiet before a flight, this is not your place
If you can sleep through armageddon then its ideal.

Walking distance on booking.com for the property from and to the Luton airport is 16 min. The gps on my phone showed me 40 min walk to the place with no other options.
Sink was clean and with clean plates and cups outside. However, there was a lot of limescale 'flakes' in the kettle. And I couldn't convince myself to boil water in this kettle.
We had other 2 guests in the property in the room above. They kept us awake all the night. There was very noisy in their room. They were talking all the night, moving things, walking loudly, running downstairs very often and smoked weed at the door outside.

No TV to relax , skirting boards dusty but other than that , not bad
10 minute uber to airport at 6:30am.
Busy road, so windows must be closed to sleep,no aircon.
Only 1 bedside table,no other table or chairs.

It was easy to locate, modern and clean

This was the worst experience I have ever had, and it is difficult to know where to begin. Upon arrival, we attempted to access the property using the instructions and access code provided, but the code did not work despite multiple attempts. We tried to contact the landlord for approximately 30 minutes with no response.
When we finally managed to reach the landlady, communication was extremely poor. We struggled to understand her, and the instructions she gave were unclear and unhelpful. As a result, we were unable to enter the property for nearly an hour, despite it being around 10 p.m. and very cold outside.
Eventually, the landlady contacted someone else to come and open the property for us. However, once inside, we encountered another issue accessing the room. When we finally entered, the room was dirty and clearly not cleaned. We sent photos to the owner, and instead of offering assistance or a solution, we were told that we should reconsider staying there.
We received no meaningful help from either the property owners or Booking.com. Exhausted, cold, and frustrated in the middle of the night, we had no choice but to leave and find alternative accommodation. To make matters worse, although the booking was made at the beginning of December, we have still not received a refund more than a month later.
Overall, neither the property owners nor the booking platform were helpful, and this experience was completely unacceptable.
Terrible there is nobody at property so the Russian girl that couldn’t get into her room which owner asked me to help get her in…..then let her client in after and had sex all night was terrible ….we both so tired nobody to go knock at room to tell her…. I message owner said want refund as we had no sleep but she said no.
The room was a 5 minute drive from the airport. Opposite a busstop if you don't want/need a taxi (15 minutes by bus). It was very clean. With a fridge, kettle, microwave and some dishes.
We were unable to connect to the wifi, needed a hairdryer (there isn't one) and would have appreciated a chair to sit on. It took a while to figure out that the code to get into the building is on the door handle.
