The view in the morning and the quietness. Very relaxing stay we had there.

The setting beside the lagoon is wonderful: it is a beautiful place to swim, read and chill out. The room / villa was spacious and had an interesting design and comfortable beds (and a hamac chair!). The breakfast in front of the lagoon was really pleasant.
Because the hotel is in a very remote location (and the road to access it is not paved) we depended a lot on the availability of services on site. It was ok but not the level of service and attention to detail you would expect for the price; it did not have the "luxury" feel advertised. The restaurant was at times very slow and expensive, and we were not allowed to bring our own food. The wifi was barely functioning in our room and sometimes did not work at all (although it was good in the restaurant area).

The property was as expected. The only surprise was about a mile or so drive from the main highway to the property through the jungle area in a very bumpy road. No big deal. It was all passable without issues.
Great location, rooms need attention to details and maintenance.
Rooms need maintenance, they didn’t have some basic amenities only one spot to hang a towel, no blow dryer, the shower got hot and cold. There was no cover for sky windows so the sun would wake us up at 630 am.

good is expensive, service is subpar, not lots of attention, hard to get there on the windy road, car got stuck in mid, soooo many mosquitos at night and tons of flys during the day

I booked a lake view room but I didn't get it.
My reservation was a room with refrigerator and mosquito net;. At arrival I was told that it was a mistake from booking.com.
The room was ok, but it wasn't lake view, we didn't have a refrigerator or the mosquito net.

The bath tub didn't really work - took a lot of constant turning the tap on, off, turning the shower on/off, in order to get any hot water to come out of the tap.
We stayed two nights at Xoot ka Ana luxury, our villa was Villa las Flores.
We thought we booked a villa with a lake view but unfortunately Villa Flores sits behind another villa, so although the lake is literally 1 minute walk away, you do not have direct view.
Despite this initial disappointment, the place is absolutley stunning. There is an extensive decked area where you can sunbathe on the lounge chairs or just lay in the amaca under the big pagoda on the lake. One of the best features of this place is its relaxed vibe. There were very few people and so much space for our sole use that we really mange to chill out and enjoy our stay.
The bar/restaurant is literally on the shore of the lake. We had great breakfast and dinner here, the food cannot be complained with. We really enjoyed it and it one if the stong points of Xoot ka Ana. In particular, the ceviche was one of the best we had in our two weeks trip
The staff was also very friendly and attentive.
The accommodation (Villa des Flores) was really stilish and modern in the way it has been designd. The bed was very confortable and the wifi worked like a charm. We really liked it, depite few issues as mentioned in the cons section below
One of the comment I would make is that the entire complex, from the decking, to timber lounge chairs, to some finishes within the villa itself, needs a bit of maintence and general redecorating. The wear and tear are starting to come through and it would all benefit from a little freshen up.
Another point is that in both days of our stay we never managed to get hot water out of the shower at our villa. Admittedly We did not report it the first day, just hoping it would work the next day. When it didn't, then it was too late to do anything about it, as we were there just for two days in total. The place market itself as a luxury so it would be expected that hot water is available or, at least, we should have been informed if there was a known issue with it
Final note, one morning we put the note on the outside of our door that the room was free and it could be cleaned. We went to the deck area for most of the day and when we came back in the late afternoon the room was still not cleaned. It was a bit disappointing, not the end of the world, as we stayed only two days, but obviously we would have expected done.
Again, something that maybe requires a little attention from the maangement to make sure the place truly lives up to its claim of "Luxury"

Few staff. The staff was incredible kind and diligent but with few people is impossible to deliver good service.
The section of the lagoon that the property on is clear and perfect for swimming. The dock, the swings and the staff are all great!
The WiFi connectivity was great down at the restaurant but a little spotty in the rooms. But we were able to connect to work when needed.
