Great location, great host.
Pros:

Great location and well equipped studio right in the centre of town. Down a quieter road so escapes the noise of the city. The host, Bin, as you will see from the other reviews, was amazing. He helped us book tours and gave some great tips on where to eat and visit. The check in and check out process was smooth and we had all the information we needed.

Pros:

Das Zimmer liegt direkt im Zentrum von District 1, fast alles ist von hier fußläufig oder in wenigen Minuten mit dem Grab erreichbar. Bin war Super hilfsbereit.

Shady but nice
Pros:

In einer ruhigen Nebenstraße in sehr angenehmer Nachbarschaft, alles fußläufig erreichbar, tolle Cafés, U-Bahn, Park usw.
Das Zimmer ist geschmackvoll eingerichtet.
Der Vermittler ist relativ gut über whatsapp zu erreichen und bietet auch Support beim buchen von Touren an (habe ich nicht genutzt).

Warnung:
Nach meiner Buchung bekam ich hier erstmal eine Nachricht, dass in letzter Zeit Probleme mit Scam auftreten und dass nur er mit dieser bestimmten Nummer der korrekte Kontakt ist. Nach dieser Nachricht sei das Hotel für Schäden nicht mehr verantwortlich.
Stunden später kam die angekündigte Scam-Mail mit dem Namen der Kontaktperson und meinen Buchungsdaten, aber von einer anderen Nummer. Wtf. Woher haben die so schnell die Daten?

Ansonsten:
Grundsätzlich haben diese self check in Hotels ja oft etwas von einem Exit-Raum. Das mag noch ganz lustig sein.
Wenn man drinnen feststellt, dass von 13 (!) Lichtschaltern ganze 3 eine nachvollziehbare Funktion haben, aber zwei Lampen nachts zuweilen unkontrolliert aufblitzen, ist das schon weniger witzig.
Es hingen auch vielerorts notdürftig isolierte Kabel aus den Wänden.
Die Dusche bekam das mit dem warmen Wasser nicht so richtig hin.
Das Badezimmer ist mit dem Treppenhaus durch ein Fenster mit Holzlamellen verbunden, also nicht mückensicher. Pro Tipp: Badezimmertür zu halten. Ist zwar auch nicht 100%ig, aber besser, plus dass die AC dann besser arbeitet und man morgens die kalte Dusche in einem warmen Badezimmer hat.

Pros:

Es ist eine tolle Unterkunft mit nur 3 Wohneinheiten mitten im wuseligen HCMC. Das Zimmer war gut ausgestattet und es gab eine Dachterasse wo man Wäsche waschen und aufhängen konnte. Man konnte dort außerdem auch sitzen. Wir würde jederzeit wieder kommen.

Good location, intensive communication, but not worth the price.
Pros:

The vacation rental is located not far from Phan Ngu Lao, where many buses depart and where you’ll find plenty of “travel agencies” (scam outfits). There are many restaurants and small shops nearby. The alley is set back from the main road, which protects it from the constant traffic noise of the major streets.

Cons:

However, the alley itself is far from quiet. True to form, the courtyard residents show no consideration for others: they noisily start their motorbikes at 5 a.m., shout at each other, slam gates at any hour of the day or night, or drink and yell late into the night.

As for the accommodation: access to the alley is easy, but access to the units is cramped. I stayed on the ground floor, and it is difficult for an average Westerner to stand between the door and the gate. The gate itself is noisy, and other occupants do not hesitate to open and close it loudly. Since the ground-floor door is made of glass, there is no soundproofing. This apartment offers no peace and quiet, day or night.

The door is frosted glass, and there are no windows. So there is no view at all, and it’s not really possible to leave the door open due to the constant and noisy foot traffic. You can also hear neighbors through the walls and even those upstairs.

Most of the furniture is second-hand and of low quality. The bed creaks. Bed linen and towels are basic. The place is also not very clean.

The worst part is the “bathroom.” In fact, a shower fixture has been installed in the toilet, with a ceiling height of about 1.85 m. The shower space is roughly 60 cm by 60 cm. But the biggest issue is that there are electrical outlets less than 80 cm from the shower, creating an obvious risk of electrocution.

In short, this apartment offers poor safety standards and very average comfort. There is a lot to improve: it is a residential house that has been cheaply converted into a vacation rental, and it is nowhere near worth the price. They do communicate a lot, which is good, and they are very efficient on that front. However, they would be better off focusing on improving the quality of the accommodation rather than trying to act like influencers.

Disappointing place, not worth the price. I would rate it 8/20.

Последние годы всегда останавливаюсь здесь при транзите через Хошимин. Всегда очень доволен. Отличное место.
Pros:

Очень уютное тихое место скрытое в самом центре города в аутентичном историческом квартале. Очень внимательный хозяин.

Cons:

Было бы здорово, если привести в порядок освещение: убрать лишние провода и добавить комфортные светильники. И настроить плавную работу водонагревателя.

The host, Binh, was extremely helpful and informative. The apartment itself couldn't be more convenient, less than a few minutes walk to Walking Street and not far from Ben Thanh Markets and all the shopping you could ever want! Despite it being so close to the hustle and bustle, it is down a little street so it is peaceful at night. The apartment is very well equiped and very comfortable. I would definitely stay here again when visiting Ho Chi Minh City.

Great!
Pros:

Bin was so great with communication via WhatsApp with very detailed instructions on how to check in as it’s self check in. We left our bags there too with his grandmother and we were very late collecting them and they were so kind. Room was great for the price you pay and good location walking distances to main sites. Thanks guys.
