My room's entrance was under a huge birds nest and every 20-30 minutes the whole floor at the entrance was covered in a birds poo (pictures included)
WiFi did not work in rooms (only outside and in the lobby/restaurant)

We had lovely stay at this small, and very friendly family-own hotel. The staff had a lot of knowledge about the area and gave great advice on what to do (we went on an amazing trip to the mountains, Theth), the breakfast was good with many choices. Our children, ( 1 and 5-year) had the a wonderful week, thanks to the kind owners and staff, (especially thanks to Angela, she was absolutely amazing).

Little gem in Velipoja. Hotel in middle of lush greenery, palm trees and flowers. Very nice swimming poll (big and clean). Good breakfast. Spacious room, good mattresses. Many organized spots for seating and taking photos. Private shaded parking. Family run hotel, so every member go above and beyond, to give us good service. Rooms and all areas very clean.

I booked this place for my brother and his family. The only thing they liked was location. The rest was very dissapointing.
According to them, the room was not clean. The service is very poor. The prices of food and drinks are much more expensive than in the other hotels/restaurants near this hotel. The prices are too high for what they offer! They definitively will not go again in this hotel.
The staff and outdoor amenities were amazing. The property is located in a central location with everything at a walking distance. The pool, restaurant, food, drinks and seating areas were absolutely stunning. We appreciated how kind the staff was to our two boys.
The rooms need updating. The bathrooms were poorly lit and our room had a faul smell under the kitchen sink from mold.

Hotel is centraly located, the pool is big and clean, the restaurant area is pleasant, well equiped and covered by wifi network. Staff is very polite, helpful and mostly english speaking.
The bathroom is too small, especially the shower cabine - when you take a shower, water goes everywhere around. There was no wifi in the room, only on the balcony. The balcony space is shared with another room and that could be embarassing.
It is difficult to rate this hotel without context, Velipoje is a busy place and lacks general cleanliness (rubbish in street and beaches), in some ways this hotel was much better than some in the area and the hotel had a pool and a nice pool area.. one positive was the bedlinen was clean and there was air con...however it depends on what you expect really as we were so disappointed.
The pool was not as clean as you would expect, lights were out of the socket and floating in the pool (hazard). So many mosaic tiles were missing you could cut your foot at the bottom of the pool. Plastic bags and tissues floated in the pool for two days, the pool was never cleaned when we were there. The balconies were shared (strange configuration) and the rooms were very outdated with bathrooms and kitchens that need modernising (and cleaning, it was surface clean). The paint work was dirty in the room, and also the layout of the room was dark and dingy and there was not enough wardrobe / drawer space. The pool music was so loud (and beware of the swear words in the rap songs if you have young English speaking children). All in all we were disappointed with this hotel

Our room was lovely, spacious & the huge balcony...just wow & the views..perfect!! Breakfest was lovely & such a big choice for only €7..amazing value!
The best part of my stay was your amazing staff..this is what made me want to come back so friendly, helpful, nothing was ever too much trouble! They definitely made my stay!! Also your cocktails were amazing!!! Thank you to your staff for making our family hoilday amazing & giving us memories that will last a lifetime!! Will definitely be back & highy recommended to all to stay here, you wont be disappointed!!

Food and drinks very expensive considering the average value of the county.
