Der Gastgeber Yohannes ist unglaublich freundlich und hilfsbereit, organisiert alles schon im Voraus, vom Transfer bis zum Ausflug, da muss man sich vor Ort um nichts mehr kümmern.

I spent two nights at Zan-Seyoum last week and immensely enjoyed the experience. The rooms are quite basic but clean, functional, and, for the price charged, offer tremendous value. The views are very nice too.
The internet is the area was not working but Yohannes proactively came up with a creative solution---installing a SIM card in each guest's phone to allow you to have unlimited internet access both at the hotel and while you roam in Ethiopia. (The telecom I used in Addis Ababa, Safaricom, does not offer coverage in Lalibela so this was a win-win for me.)
The breakfasts were sensational too. I am not a breakfast person so if I rave about them you know how yummy they are!
Finally, Yohannes is a very enthusiastic, charismatic character who is fun to interact with. He alone is reason enough to book a stay at his guest house.
August is rainy season with a capital R and S but we cannot blame the hotel for this!
Yohannes was an amazing host. From the time we landed to the time we left, Yohannes along with Temesgen, the guide he arranged for us, made us feel like we were well looked after the entire time we were in Lalibela. Anything we needed they helped us with, and made sure we felt safe the entire time.

The owner of the hotel is very friendly, positive, and responsible. He stays in constant contact with the guide and driver, making sure everything goes smoothly. An airport transfer was organized for me. A couple of days before check-in, the host sent me a PDF file with a detailed, personalized itinerary of the services he could provide. Everything went perfectly. The breakfast was also very tasty.
I would like to especially highlight the guide assigned to me — Abebe Asefa. He is a smart and positive young man who speaks excellent English. He studied Ethiopian history as part of his higher education in Addis Ababa and knows the meaning behind every detail in the churches of Lalibela. He is also simply a pleasant companion and person. Ask for him, and he will take you to non-touristy spots where you can enjoy delicious coffee and ginger tea made over coals, just for you.
I highly recommend asking the hotel owner to connect you with this guide.

Very personable staff! The manager Yohannes does a great job arranging for a tour of Lalibela and the surrounding area based off how much time you'll be in town and when your flight arrives and leaves Lalibela. If there's anything you need whether it's transportation to and from the airport, laundry, or help finding a nice restaurant; he and his staff have you covered.
Breakfast was great, choice off eggs, pancakes bread honey etc very good fresh coffee and a fresh juice.
Airport pick-up and drop off was easy to arrange via message.
A cold beer was always welcome when returning to the hotel from sightseeing.
Cleaning staff did the whole place from top to bottom every day.
All staff were friendly and helpful and the recommended guide Thomas was superb!
I was deceived by the location the booking.com map thinking that it would be walking distance to the Churches - it is not! (though not the fault of the hotel) - It's very hilly with valley in-between, however a tuk-tuk into town or the churches is extremely cheap - the tuk-tuk drivers are fine....once you tell them that you know the proper price they just smile and accept it. I'm assuming that because there are so few tourists at the moment the hotel is not offering food other than the breakfast.....there are two or three restaurants within a 5-10 minute walk so it's not really an issue.
Room was so big that I could find a bed :-)

Staff was excellent! Yohannaes, the manager, was excellent to work with. Thomas, our local guide, that we met through the hotel was outstanding. He showed us all the local rock churches and the local restaurants.
No air conditioning.
The owner is extremely helpful and super nice, you can start the tour of the Lalibela churches even immediately after the arrival, they also organise the transfer from the airport and recommend the restaurants.
Lalibela is actually more of a village than a town so if you compare the accommodation with the surroundings it's like the local Ritz. And the people are really amazingly nice and helpful.

Amazing host and his assistants who will do everything to make you feel comfortable, tasty breakfast, they offer good city tours at a reasonable price. Bring banknotes or coins from your home country, the owner collects them.
The location on Booking is incorrect, in reality it is much further from the churches (check Google maps for the right location). However, it is not a problem at all.
I had a wonderful stay in Lalibela, and this hotel played a big part in that. The staff is incredibly welcoming, with a special mention to Johannes, always smiling and attentive, who made me feel at home from the moment I arrived.
The location is perfect — close to all the main sites yet peaceful and quiet. The rooms are spacious and very comfortable. Breakfast was generous and delicious, with fresh fruit juices, pancakes, and tasty herb omelets that I looked forward to every morning.
A heartfelt thank you as well to Thomas, a passionate and professional guide. His clear explanations truly enriched my discovery of Lalibela. He was always available and kind — I was even honored to be invited to share his family’s Easter meal, a deeply moving cultural and human experience.

Zan Seyoum is an incredible hotel, and Yohannes and all the staff are amazing, kind and very helpful. The bedrooms are very clean and the hotel is very well located. Had an amazing time and an amazing breakfast!

As we came to the hotel we were welcomed by yohan, the owner, with a big smile and lots of tips. Arranged for as a guide and sent us for the day. The room is basic but clean and comfortable. No air conditioner in the room. The shower clean and with hot water. When we came to the hotel in the afternoon, the owner received us hot lemongrass tea from his garden and a plate of roasted peanuts. Evening as the city went without power, the hotel has a generator and we were fine with electricity for the evening. Breakfast included: eggs, pancakes, bread, banana and organic honey. Drinks fresh Papaya juice, coffee and tea. All very fresh and tasty. The owner is very generous and thoughtful. The hotel is 30 minutes from the airport and about 20 minutes from the churches. When I come back to Lalibela, this is the place to stay.
Everything was perfect, the place is nice and the owner organised everything for us. He send a guy to pick us up from airport and brought us to hotel. He welcomed us in hotel with a warm welcome. We always felt very save and welcomed and the guide Thomas brought us to all magic churches and in the evening we had a nice dinner with him. The guide pretend us from some beggers and served us like a family. I also recommends a guide otherwise you will not see everything...
