A superb choice with an excellent host family
Pros:

Fantastic value and superb host family. They even picked me and my heavy suitcase up from the station and gave me a lift to my job the following day for a very reasonable amount. The room was secure and very clean and comfortable and there was plenty of room in the shared fridge for my breakfast overnight.

Cons:

Having a shared bathroom was concerning - in case it wasn't available - but it was in the end, which was great.

Lovely family, lovely property, comfy beds, good facilities + reasonable rates. What's not to like?
Pros:

I enjoyed my time at Hams' Rest Place. The family who run the location are incredibly lovely, kind and even when I made a grievous booking error, they were more than accommodating. I will happily stay again in future and look forward to it!

Do not be put off by the 'one guest...' statement. This is handy for the NEC and really nice.
Pros:

I was very pleasantly surprised when I arrived. I had been looking for a cheap and cheerful place not too far from Stechford railway Station, as I was spending two days at the NEC. As a seasoned traveller, I was happy for the state of the place to match the low cost, particularly as I would be asleep for most of my stay. I must say that the 'strictly one guest...etc' statement gave rise to suspicions that the area might be a little ropey. However, it was a well presented property in a reasonable road and I received a warm welcome. I was shown to a spotless well decorated and well equipped room and once I had mastered the TV controls, which took me about an hour, I settled in for a very comfortable night. Whilst there may be a good reason for it, the 'one guest...' statement plastered all over the site must put off a lot of people. I would gladly stay at HAMS again.

Cons:

I struggled with the TV remote, but then that is probably me. I struggle with my own TV remote!

Can’t really fault it apart from the tele not working properly . I would defo go back and stay again
Pros:

Very clean place , great hot shower and the bed was really comfy and nice host . Very welcoming

Cons:

The only thing was the signal on the tele , most channels were buffering .

Curtains and a blackout blind would make me a regular visitor.
Pros:

Very clean and tidy.

Cons:

The window blinds are only thin and didn’t prevent any sun light from coming into the room. I was woken up at 05:30am by sunlight which considering I didn’t get into the room until 02:00am was not good.

Very good and convenient for my 2 night stay.
Pros:

Property was in a good location, room with en-suite was clean and tidy. Hosts were welcoming. Would stay in the property again.

Cons:

Nothing… but just a suggestion on whether a mini fridge in the rooms would be useful?

A pleasant cosy stay
Pros:

Monday was a wonderful host, the room was cosy and warm. The bed was super comfy had a lovely sleep. Excellently priced was made to feel very welcome
