Lovely views, spacious in shared areas, really
interesting old building with lots of original historic
features. The shared areas are fabulous and totally
underused. Don't know why they don't advertise
cream teas. Really need a good hotel manager and
gardener.
Bathroom needs an update and shower not very
good. Dirty windows and frames need a paint.
Night staff not keen to serve drinks in bar even
though they advertise it on a sign outside. He was
rather rude and told one customer to go to a pub
instead.
Continental breakfast, everything was fresh and massive choice of food and drinks. Waitress was wonderful and very helpful
Very tight turn into the car park, from the main road, signage or a reference on web site , giving detailed instructions , would be of help, Internet was not constant. 2 nights of no usage
Nice looking main building.
We didn't know we were being accommodated in Louisa Lodge located to the rear of the main hotel.
The interior is dated and the building and our room resembles that of an old people's complex.
Interesting character building beautifully positioned for walking to the sea and finding eateries galore very nearby.
Our room was beautifully spacious and well - equipped on the ground floor of Louisa Lodge.
The lady on Reception was lovely and friendly and polite. After an initial sharp narrow left turning off the High Street, the car parking provision was easy and convenient.
We felt very comfortable at the Purbeck House Hotel and would have liked to have stayed longer! We would be happy to return.
They ran out of croissants an hour before breakfast was due to end and fresh fruit was very limited. However, there were alternatives and yogurt, and a lovely selection of Kilner jars with dried apricots, cranberries and flaked bananas.
It's an old building and parts of it are in lovely condition and others slightly less so, but Rome wasn't built in a day! In the garden there's work in progress, so some building materials lying around.

The wet room style shower didn’t drain quickly and meant the floor stayed wet underfoot when using the toilet or washing hands. There was no soap dish or shelf to put my toiletries, so I had to set them out on the floor
The television kept ‘logging out’ while I was watching programmes on BBC iplayer
The hotel is in a good location for the town. It comprises a historic building and a later‑era accommodation lodge. The room we booked was a very good size, with an interior balcony overlooking the town and sea. Most of the staff were very nice. The hotel also has a garden patio where you can sit with a drink from the bar.
There is a faded grandeur to the historic building and garden that could be enhanced with some financial investment — though I appreciate it’s always easy to spend other people’s money. My final point is not a criticism and wasn’t an issue for us, but the hotel is not suitable for anyone with mobility difficulties, and there is very little they could realistically do to change that. Breakfast, that we purchased as an add-on, is ok but very basic. If you can get up and about before breakfast there are some pleasant cafes just down the street.

Reason not given 5* as no hot food on site, but did have kettles in room. But close to many eateries, so great location for visiting Swanage in general, just away from crowds, but near enough that you can get easily to facilities.

An astonishing building with interesting grounds and view over the town and bay. Wonderful lavender lined path to the accommodation we used.
Shower over a bath. Personally, I prefer a walk-in shower which I feel safer with at my age.

The location was good, but there are many places in a good location
Very tired and old. Very expensive, £200 a night excluding continental breakfast. They do live pricing. If you book through Booking.com they won't put you in a better room, even if there is one available at a much lower price than you paid.
Location was good for enjoying Swanage.
Overpriced. It badly needs updating and some investment on room facilities. The bathroom was poor with a mixer tap shower with little water pressure and the floor was grubby around the edges. No hot breakfast available. We booked in advance as we were attending an event and found ourselves in the smallest rooms in the hotel at much higher cost than were offered for the upgraded rooms on offer nearer to the time. We would have appreciated an upgrade with the tiny rooms given to us on offer for last minute guests. It seems we were penalised for booking in advance and for using booking.com.
