If I could leave a 0 star review I would. This has been by far one of the worst 'hotel' experiences I have encountered throughout many years of travelling.
The first red flag was at check in. The staff were some of the most apathetic people, nothing like the friendly Cambodians I have met throughout the rest of the country. We were hardly greeted, then eventually handed our room cards with no further explanation - it would have been appreciated to let us know that there were separate cards to use the lift and to enter your room.
My family and I had booked 3 separate rooms. One room had not been cleaned properly and had filthy towels still left on the bed. Another room had a fridge crawling with bugs and stains on the We went straight back downstairs to tell reception this. The towels were eventually rectifyed, but not the fridge during our stay.
The rooms also had a very bad odour. The glasses and cups had not been washed. The windows covered in dirt. The closer you looked, the more you realised how poorly maintained the rooms were.
During the evening, when I looked at the floor, it was crawling with cockroaches.
The second night we returned to our rooms, none of the keys worked. We again had to go to reception to have this resolved. The person at reception (different) hardly acknowledged us.
However, the cherry on top of this whole disaster of a hotel was check out. We returned our keys and the staff told us we owed $20 USD for 'stained towels'. One towel had some make up and the other was dirt on it from wiping down the absolutely filthy surfaces in one of the rooms. We flat out refused to pay this. This is ridiculous enough in a clean and respectable hotel, let alone this. When pushing back with the staff, the female staff member laughed, the lack of professionalism was quite astounding. It wasn't until I started pulling out photo evidence of how terrible this hotel is, that she said "we could go".

An update: they will take your room deposit in USD and return in riel. Ripping you significantly off.

Few bugs also found small lizard in my room.
The staff was polite, but they increase the daily rate for me, they added three dollars to the room price started from day two, for the very same room.

They put like a small trap next to the fridge but this won't help, they're everywhere under the bed, hallway this needs professional treatment. Killed around 10 and whenever turn off light or leave room there's 5 new one there, absolutely avoid this place 👎👎👎
Per se it's nice and new, only negative was I got a stained towel at arrival which they changed upon request..
Also the signs about not leaving valuables, don't do anything against the law and a outrageous price list (like 5usd for broken cup or 20 usd for kettle, they cost like 7usd) are something I've never seen somewhere else and give it a bad vibe
Don't know who manages this but they sure don't care about this place much or are absolutely ignorant and incompetent, especally about the serious cokroaches infestation.
The location is good, and the room is spacious.

False advertising. No kitchenette. Dirty and filthy. Something happens , no response.
