We loved everything about this property.
So close to the night market and the beautiful scenery of Hoi an.
The Family room was fantastic, so clean and comfortable.
The family who owns this we’re very kind and beautiful, my family and I felt so safe and relaxed it was like meeting a new family we will definitely return.
The Grandmother was so beautiful we called her mumma she was so infectious.
All I can say is if your heading here with children this is definitely the place to stay and I can’t express this enough.

The rooms were nice and comfortable, they also have a small but nice pool. The hotel is in a very good spot close to all the main attractions and the night market but away from all the noise. We had to wake up very early both mornings so we didn't try the breakfast but the lady was so sweet and accommodating with us and the last day she even gave us something to take with us to eat on our way to the airport.
They also have a laundry service.

Close to the center but also quiet. Nice host.

we have been to vietnam and hoi an at least 10 times but haven't stayed in the old town area in quite a few years. the location is fantastic. the attention to detail in the room was wonderful. great design touches eg original legs and tops of furniture were removed and replaced with more aesthetically pleasing pieces. they added a door to the shelf unit to conceal the fridge and it is vented to allow the fridge to stay cooler. balcony doors and windows were of european quality (makes a huge difference for keeping the cool air in/hot air out - in the middle of the day, we left the room with the ac turned off and when we returned over 4 hours later, the room still felt cool!). there are chairs on the small balcony and a ledge attached to the railing so you have somewhere to put your cup/phone/whatever. reading lights next to the beds. good sized bathroom. lots of outlets. i could go on and on! we arrived before checkin time and the room was not ready, so we left for a few hours. when we got back, they had already placed our luggage in the room so we didn't have to lug it up the stairs. assistance with our luggage when we checked out. we were very happy in this room (twin) and so happy we chose to stay at kemi house. very nice and helpful family. bicycle issue was quickly remedied. bonus: hi restaurant, which we visit every time we are in hoi an, is very close, very cheap, and very delicious. thank you so much and see you again soon!

Good value for money

Property is as described and as per photos. A lovely family run place to stay. The rooms are very clean, beds are very comfortable, inside pool was great to escape the hot sun for a few hours. We thoroughly enjoyed our stay.

A small, well run, family owned budget guesthouse in a fantastic location 5 minutes walk from the heart of the old town and a few minutes from the night market and river. Friendly owners who helped with advice on places to eat, provided free bicycles and organised a transfer to Da Nang for us. Mother also offered a very reasonable and efficient laundry service.
The property also has a small plunge / swimming pool on the ground floor just behind the reception area - a little bit of an oddity - we didn't use it but it looked clean and I can imagine when its really hot it could be refreshing.

Very helpful family, easy to communicate, they helped us book cooking tours and transport and recommended tailors and places to eat. Rooms were well maintained. Location was perfect and quiet at night, away from the busy night markets. Would stay again

The location was great. It was down a narrow street just a short walk from the night market, numerous restaurants, and the Ancient Town.
It was very quiet, and my room had a small balcony overlooking the surrounding rooftops.
The decor was lovely and the bed was nice and firm.
There was boiling water always available in the ground-floor foyer, along with an indoor swimming pool. I would definitely stay there again.

Everything! The staff, the environment, just everything is perfect.
