A shame the bedroom issues were such a deterrent
Pros:

Everything would have been great were it not for two very important aspects.
1. The wrong type of emergency light is installed right above the bed in the bedroom ( Colne Room I think) .It glows bright green even on standby all night long . Looks nothing in the daylight but at night it's a disaster and NOT obligatory . Just the usual builders' not doing the right thing . In a bedroom the correct unit is one of those that have a pinpoint flash in standby which is so fast is cannot be seen or disturb anyone. The installed light is for passageways at night. To make matters worse there is also another one installed in the short passageway leading to ensuite and bedroom which adds even more to the bright green glow in the room. I you have this one correct , then the latest one can do as there is no door to the bedroom , is to provided a full length heavy duty pull across blackout curtain so it doesn't shine onto the bedroom. AND GET RID OF THE WRONG TYPE IN THE BEDROOM . ( we heard from friends who also stayed in that room that they brought aircraft type blackout masks with them so they could sleep in the room as someone else had warned them!
The second point was the heavy 'slab' of a duvet - it weighed a 'ton' . We had to take it out of the cover and rely on the empty cover itself with a lightweight blanket on top of the cover. These were really the only things that rather spoilt or stay. We were prepared for road noise with ear plugs ( though why nobody thought of providing secondary glazing inside the windows ( allowable even with Listed buildings ) is a mystery.

We had a lovely stay and will return.
Pros:

Clean, comfortable, spacious room refurbished in a style appropriate to the building. Comfortable bed. Pleasant view overlooking the historic rooftops of the town. The location on the River Stour is wonderful. The room is housed in a building just a few steps away from the pub and restaurant so very quite but convenient. The staff were friendly, helpful and attentive.

Cons:

Nothing to dislike really, perhaps a couple of small chairs in the room would have added to the comfort for reading, watching TV, having coffee etc. We didn't have the opportunity to try the food which may have increased the overall grading.

Pros:

Location was great for visiting various places nearby

Cons:

Room smelt damp and because of its location next to a busy road it was noisy. The kitchen had a malfunction so no breakfast available.

Shame..if someone cleaned the room... It would have been perfect'
Pros:

The bar was closed... So not able to have breakfast

Cons:

We entered the room... Dirty tissue on the side table and empty water jug... A very grubby shower that had to be cleaned before I used it.

Very nice place to stay
Pros:

Very nice room, friendly staff. Manningtree nice.

Cons:

Rather noisy - but what would you expect when a pub on a high street! Very minor point - no info about WiFi password in room and could not be bothered to go and look in very noisy pub. Also - again very minor point- needed to leave before pub was open so didn’t know where to leave room keys.

Good location with lovely views but rooms face a very noisy and busy road
Pros:

The location was excellent with views over the estuary from the rear of the property and its garden. Breakfast was good. Parking at the property wasn't always available but there was plenty of free parking nearby

Cons:

We were warned about all the rooms facing the road but we hadn't expected so much noise and fumes from the passing traffic! It was hot so we had to have the windows open otherwise it may have been less noisy
