- the address on booking is incorrect, and Google Maps does not show the route to this location. You will need a local guide to accompany you to the hotel.
- the owner is never at home. Instead of the room we booked, we were given a room with a sink in front of the bed. You can wash your face without getting up. However, you won't be able to do this, as the water pressure is as thin as a thread. The toilet is located diagonally from the bed, without a partition, allowing you to communicate directly with the person on the bed.
- dirt, cockroaches, the owner doesn't answer calls and gives you a slightly better room, but it's still not the one we booked. We had to find another hotel at night.
If you want to constantly face difficulties and don't like yourself very much, this is your option.

We only booked this accommodation to store our luggage for the day as we had a midnight flight, so I can't say how it was over a night. The pro is that it was a cheap place. You get what you pay for, but it definitely needs upgrading in all areas to keep people coming and actually enjoying the accommodation.
Dirty walls and fixtures in the double room. The door to the balcony doesn't fully close. Down a dingy alleyway off beer street. You wouldn't expect to find it as there weren't any signs for it on the street.
I dont understand why people has low reviews. The place is very good! Aircon is working, hot and cold shower, not noisy. Very clean and good value for money in the heart of district 1!
No cleaning of bedsheets even though we stayed for 6 nights.
Clean spacious beds with a closet, mini fridge, nice bathroom, towels and disposable toothpaste and toothbrush. AC and fan
Sink didn’t work
The room was clean, comfortable, and exactly what I needed. The air conditioning worked well, and the Wi-Fi was fast and reliable. The bathroom was also clean, with hot water available at all times.
What impressed me the most was the friendliness of the staff. They were very welcoming, helpful, and always ready to answer any questions I had. It really made me feel at home.
For the price I paid, the value was excellent. I would definitely recommend this place to anyone looking for an affordable and pleasant stay in the Bui Vien area. I’ll gladly come back next time I’m in Ho Chi Minh City.
The price is very good .
The room was dirty and there was a smell from the fridge . The owner only accepted cash and a few hours after check in , he sent me a text asking me for a favour : to cancel my booking online , it seemed really fishy and I checked the reviews on Google , they all experienced the same problem with the host . We packed our bags and left the hotel . I would not recommend this place !!!
If the walking street is where you want to be then this place is for you. Surprisingly quiet. Value for money. A/C works.
Would only mention this if it was a real problem but the shower pressure was non existent to the point where I used a cup and the tap to shower.
