Sauberkeit im Zimmer, Hellhörigkeit des Zimmers (man hört jeden Schritt und Ton aus den Nachbarzimmern und dem darüber liegenden Restaurant) schmutzige Fenster,Kunstrasen auf der Terrasse, laute Musik von der nebenan liegenden Eventlocation, Restaurant schwach und teuer, luxery house würde ich streichen!

Pros:

We had a problem with the location of a particular room ( for the first night). Next morning, we have asked them, if possible, to relocate us. We were ready to pay even for an upgrade, if necessary. The only unit available was a Suite which was more expensive than our previous room rate. To our pleasant surprise, they quickly apologized and kindly offered us the Suite at no extra cost ( even if I insisted to pay the difference). In conclusion, beside the beautiful location, large and comfortable rooms and amazing property layout ( garden/terraces), this accommodation deserves a 5 star rating just for the staff . They are really kind, always smiling and ready to go the extra mile just to offer you a perfect stay. Thank you so much and be sure that you will be on the top list for my next trip to Rome.

Der Blick über den Lago Albano war überwältigend. Das Frühstück war exzellent.

Cons:

Die Zimmereinrichtung war recht spartanisch. Im Badezimmer sammelte sich aus der Wand gesickertes Wasser. Insofern eher ein etwas pflegebedürftiges limited luxury country house.

Really poor transportation services - waited nearly an hour and half for a taxi to be arranged to collect me from the train station, then in the evening when I wanted to go out for dinner they were unable to secure a taxi (the lovely girl on reception really tried her best) which is surprising because knowing how bad taxis are in the area, they should have a company they work with to help the guests staying.
