Perfect central location to Newport
Pros:

The spacious and clean room as well as the central location to the downtown area

Cons:

The room was on the 4th floor and we weren’t made aware until checking in. So beware no elevators

Pros:

We stayed at American Cup Inn from Sunday to Monday and had a wonderful experience.

Before our arrival they sent us a text message to confirm the reservation and even shared the parking coordinates, which was very helpful. The staff were extremely attentive, friendly, and thoughtful.

The room was impeccably clean and beautifully prepared. We booked the jacuzzi suite and everything was perfect — we really enjoyed it.

We had to leave a little earlier than planned, so we sent a text message to let them know and left the key in the mailbox. They were very kind and grateful.

I recommend this place 200%! Wonderful service and a great stay.

Location is great. Our room was very clean. Have stayed here for the last 3 years!

Cons:

Breakfast has a great selection but towards the end of the hours, there is very minimal food left. We went over at 9:30 on Sat. and there were no more eggs and very little hot food selection left. Couple hard boiled eggs. Really just the carb style breakfast with pancakes, waffles, breads.

An awesome find! Fantastic location. Comfortable, too.
Pros:

America’s Cup Inn was a special find. Fantastic location. Convenient, clean, and comfortable. My wife loved the poster bed. While some might complain about the creaky floors and small bath, this is what gave it charm! Reception staff were world class. Excellent continental breakfast too. We would definitely visit again.

Cons:

Parking. While it was free and conveniently located across the street, when we arrived on Saturday, the lot was full. So was street parking. So I drove around in circles about 30 minutes. Finally I timed it right and found a spot. This was off season so I can’t imagine what it’s like in the summer and fall! It would be helpful to have some spots reserved for guests.

Great stay at this centrally located gem.
Pros:

Breakfast was cold buffet but with lots of options, especially fruit. Excellent coffee, an important thing! Really well kept room. Small but perfectly comfortable.

Cons:

Not much to not like. Person at the front desk was not always there but that's understandable during the off-season.

This beautifully restored historic building was the perfect place to spend the blizzard of 2026! Housekeeping was thorough and the breakfast is more than anyone can eat. The perfect choice for anyone that wants to stay in Newport.
