The room was not clean or tidy, bed sheets where stained, shower was not clean, noise from restaurant downstairs was very loud this was not customers as it was empty this was the staff playing music.

The location is lovely. When the Tree is refurbished I will definitely come back. It has a nice atmosphere and is situated in a lovely Village.

We had a refund as we couldn’t stay!
The room (room 5) was best described as grim! The carpet wasn’t clean and had holes, the bathroom a throwback to the 1970s but worst of all, the bed was broken - and the staff seemed surprised! Thankfully there was no option for an alternative room, so we were refunded and went elsewhere!!

The location and access to the venue of the party I was attending locally. The Tree Hotel is a beautiful building and if properly presented would be a beautiful quiet place to stay in Oxford.
The room was very cold. The heating did not come on in the morning. I was very cold and there was insufficient bedding. I had to listen to the loud sound of the boiler all night which prevented me sleeping. The light came from the landing into the room from the top of the door and underneath the door. The breakfast was not an English breakfast. The bathroom was clean although the shower apparatus could have been much cleaner. I had no idea how to make contact with the staff during the night if I'd had an emergency. £110 for this stay was completely out of order.
I was really worried about this place based on others' reviews. But the staff were super friendly and went out of their way to be helpful; the room was not amazing, but it was fine; the bathroom was super clean, freshly painted; and the shower--far from outdated--was actually a bit too technologically advanced for me! (It took some doing to figure out how to make the water come out of the correct tap.)
My room didn't have a window (the one window was in the bathroom); the mattress on the bed was not the greatest; there was TV noise from an adjoining room (the TV was loud; fellow tourists, I judge you for your undue devotion to American soap opera); there was no AC; and there was nowhere to plug in the fan so that it could direct air from the bathroom window into the room. (I stayed here during the heatwave.) But I didn't come here (or pay) expecting the Hilton -- the room was fine for a night's stay.

Full breakfast was not traditional English. Would prefer bacon and pork sausage, etc.
We did not actually stay there in the end. The room smelled musky, the curtains were in shreds, the bathroom was very dated, generally the whole place in very bad decorative state. The photos on line must have been taken years ago. We spoke to the manager, got a partial refund and went elsewhere. Couldn’t sleep there.

Very poor room freezing bed like sleeping on a bag of bolts and the breakfast had to leave it .shower was hanging off wall did not work and cabinets filthy , more a squat that a pub / hotel .work is beign carried out to improve but wats there shold be usable . Never again .

It was a nice room and tidy but no facilities. Very little toilet roll, less than half a roll. No heating whatsoever and No staff. A kind man who was in the separate building came and helped us and let us into our room. But there was no receptionist. Without the gentleman we wouldn’t have been able to get in even though we had paid.
