Tree Hotel at Iffley

Shower with warm water, was just cold, very nosey floor boards, bathroom door not shutting, main door to the room sweeking and banging. The hotel mainly dated smelling. The toilet not flushing well,

Paid for breakfast, not much for vegetarian, did not eat breakfast for the 2 days, did not like the fact, they serving breakfast in pub area and not in the restaurant area, the place was deserted, we wore the only ones eating dinner and no people in the morning. Very boring, no staff around, just so only

When we arrived ~6pm there was a very loud party happening in the garden, but were told it would stop at 9:30. When we returned after 9pm it was still going and the music just as loud. By 9:45pm I phoned the hotel and complained about the noise -- it eventually stopped after 10pm. Then a drunk outside in the garden started shouting very loudly -- a woman joined in just as loudly, and that went on for another hour... A bottle was smashed out there. The bathroom was poorly designed -- very low flow from the shower -- hard to get wet.. The basin tap turned-on hard very easily and then shot water right out of the front of the sink. No toilet-roll holder. Bedroom: There was only 1 bedside table and one bedside lamp. The mattress was too hard. There was no top-sheet, just a thick duvet yet the room temperature was ~36-39C. The room was impossibly hot when we arrived (windows facing sun, all closed) and the walls had all heated up, and so kept the room very hot all night, even with all the windows open. The pillows were horribly uncomfortable. We didn't sleep all night, and left a day early as we couldn't survive another sleepless night. There were no drawers to store anything in. The hanging space in the wardrobe was completely taken up by an ironing board that had to be stored on the diagonal! There was no room service - when we returned from our first day out, nothing in the room had been touched -- the bed was as we left it, the bathroom / towels ditto. There was no phone in the room and no published way of reaching reception - I had to phone the outside line on my cell-phone.

We didn't stay there it was really in a bad state renovations being done we walked into the reception area which had a rundown bar with a group sitting there swearing and drinking on the top of their voices
The guy on reception tried to be helpful but it wasn't his fault the hotel was in such shocking condition that we would not wanted to stay there he tried hard and we cancelled on line and left

The communal areas were run down and tired. No pork sausage or real bacon for breakfast. The mattress on the single bed was too hard. We couldn't watch the England football match as TV in the room didn't have BBC channels.

This is NOT a hotel, its a B&B above a pub.
I was at a wedding next door and unfortunately that hotels had no more rooms.

I booked this as the pictures looked ok.
When I arrived in the car park there was a large amount of rubbish in the corner, as if someone had fly tipped. There were old beds, mattresses, paint pots, rubble and more, across about 3 parking spaces and spilling forward in to the centre.
I went inside and asked the barman where reception was, I was told "here" the barman then walked to the other side of the bar to a laptop looked at a very basic spreadsheet and then gave me a set of very old keys. I was told, one is for your room the other is for the front door if you're coming back past 10pm...... I thought this was a hotel, not my aunties house...

I went up the VERY dirty stairs to what was due to be my room. There was a VERY strong smell of paint and a lot of towels hanging everywhere.
The room was very dated and small, you could here conversations in the next room... I was in a hurry, so dropped my bag by the door and left to return to the wedding.

On returning to the wedding, I couldn't help but feel unhappy about the situation I was in. I felt like Booking.com had mis-sold this to me and was unhappy about staying.
I decided not to drink and after the wedding had finished I walked back to the hostel... got stuck trying to open the door (the key jammed half way round, lucky managed to not break it and got in) ....grabbed my bag, and drove home.

The next morning I came back to booking.com to try and get my money back. after 2 weeks of trying neither Booking.com nor the hostel are willing to return my money.

Booking.com say they can't refund without the permission of the venue, the venue are saying they won't refund because they didn't get a chance to make things right..... I returned at midnight, no one is around from 10pm....

The Breakfast was awful. 1 cup of coffee or tea thereafter you are asked to pay for additional, second morning 1 had to forfeit my breakfast for a second cup of coffee.
Breakfast, 1 x 3” turkey rasher, 2 x turkey frankfurter sausages, 1 x cold egg, small pot of beans, brown toast, no white bread. Served on a split sticky old pub table.
Not clean & not very good at all.
The whole building is very tired, in need of a complete overhaul.

The internet was not working. They were having problems with the provider but they recompensed me for my inconvenience. Communication with one member of staff was not helpful but the other 3 including the manager was exceptional customer service. Thank you
