Pros:

Great location behind the walls of Itchan Kala, nice room and delicious breakfast. The hotel has also very nice breakfast terrace. They allowed us to check in early which was very helpful after the night train drive. The last day the owner took us to the train station. Very nice and hospitable family.

Pros:

The breakfast was a buffet style with eggs, bread, jam, butter, cold cuts, apples, bananas, tomato and cucumber, instant coffee, tea and some other things. It's more than enough and perfectly good and available on the rooftop terrace. The reception area is large and open and a nice place to sit. Out along the street there are some benches and swings you can sit on when the sun's not too intense or later in the day.

The house is in a quiet corner of the old town, which is fine as it's just a couple minutes walk to the main tourist drag, but it's a semi-residential area with a small corner shop just a few minutes walk away down a side street. In front of the hotel is a symbolic graveyard built into the wall (no actual people there). Khiva is a bit of a tourist trap, but right here in front of the hotel you can climb up onto the city walls for free in the graveyard. Khiva charges foreigners to ENTER the old town, but if you stay here it's free, or near the hotel is the "no ticket" entrance (right of the main north gate just past the big Madrassa facing the city) and then you won't have to deal with that at all.

The rooms are newly renovated and clean and modern. The A/C and WiFi work GREAT and I had NO PROBLEMS with the WATER PRESSURE or temperature. There are two different WiFi routers depending on which part of the guesthouse you are in.

The water and beer and even the wine on sale in the fridge are fairly priced, about the same as in the shops and much cheaper than in restaurants. If you want it cold, make sure they plug it in.

The young family which runs the guesthouse are nice and the kids are really cute. They live there as well, so there's usually someone around. One daughter has some English, otherwise you can use a translator as the parents can speak Russian, especially the father.

Cons:

The site says cabel TV, though it's just internet, you'll need your own accounts or just use YouTube.

I booked the double with the balcony, but they gave that to SOMEONE ELSE before I arrived and put me into the budget single, ROOM 100, for the same price! You do NOT want to stay in that room. The bathroom smells and it's a dark corner and right off reception so you can hear everything that happens out there and the TV doesn't connect to the internet. I recommend that if you book a budget single, make sure it's not room 100, and if you book the room with the balcony (there's only one), then insist that you get it. I complained and they gave me a different, better room. The site says the rooms have views to the city, but you don't really see anything other than the city wall or house next door so don't take this into account. The terrace is nice if it's not too hot, but there is no umbrella or shelter up there so if it's windy (rare) or there's weather or it's midday, you can't comfortably spend time up there in hot months unless you want to suntan and bake. I did that, though, and got myself a nice tan - in early May at 37 degrees celsius.

I paid in cash on arrival (to the owner's brother) and he didn't note it or provide a receipt so they forgot I'd paid after a couple days. Make sure that if you pay immediately and get a receipt to avoid any confusion. They will let you pay at the end.

like everywhere in Uzbekistan, the beds are quite hard by western standards. It's unavoidable at the price range and not unusual.

**Khiva is swamped with tourists now, so getting out of the old town is good for finding more authentic and cheaper meal options. The airport is a 30-40 minute drive away when no traffic. They can order a taxi for you, but getting a Tourist Sim Card and the Yandex Go taxi app can free you when you're out and guarantee a reasonable fixed price (cash or cashless).

A quiet and kind place close to the action in Khiva.
Pros:

The location was superb, close enough to everything but away from the noise and mass of people. Breakfast was good and there was plenty of hot water. When I left they were kind enough to give me a ride to the train station.

Cons:

Everything was great.

Pros:

Very friendly staff who were always willing to help with enquiries and arranging for laundry to be done. They even gave us a lift to the station when they were on their way to do some chores. Great location in the old town - quiet and with view of the wall (which you can easily climb from opposite the hotel).

A cozy family run hotel.
Pros:

I love the rooftop overlooking the wall
It’s right inside the city close to the South Gate.

Cons:

Suggest they can put water fountain in the common area for guests’ use.
We stayed for 4 days, not a day someone cleaned the room. We had to take out the garbage ourselves.
